Qualifications

• Bachelor's degree in a construction-related field is required.
• 5+ years in construction estimating, cost-management, or project cost-management is required.
• 1+ years as an owner's representative is preferred.
• 1+ years of healthcare construction experience is preferred.

Responsibilities

• Prepare estimates for healthcare renovation, infrastructure, equipment, and new-construction projects using drawings, narratives, and site data.
• Develop and validate comprehensive project budgets including costs, fees, equipment, permits, escalation, and contingencies.
• Independently evaluate estimates from architects, engineers, contractors, and consultants for accuracy and completeness.
• Lead cost reconciliation between UH, design teams, and contractors; document reconciled positions.
• Review bids, GMP submissions, alternates, qualifications, and unit prices; provide cost reasonableness recommendations.
• Analyze change-order proposals for entitlement, scope, quantities, and costs; develop independent estimates as needed.
• Identify cost drivers, evaluate design alternatives, and recommend value-management strategies for affordability and lifecycle value.
• Maintain a centralized database of historical costs, escalation factors, and regional market data to improve future estimates.
• Provide estimating support for capital planning, funding requests, and executive approvals; communicate ranges and contingencies.
