Job summary

W3Global is seeking an experienced HCAI Superintendent for California healthcare construction in Irvine. You will lead on-site operations, uphold safety, coordinate with hospital staff, and ensure the project meets schedule, budget, and quality expectations.

You will manage MOPs for critical systems, supervise subcontractors and vendor activities, track inspections and approvals, and maintain detailed daily logs, communications with City and Health Department, and a focus on minimizing patient

Qualifications

  • 5+ years experience as an HCAI Superintendent; 10+ years preferred.
  • Ability to read and thoroughly understand architectural and engineered plans, details, and specifications.
  • Trade-specific knowledge of carpentry, mechanical, electrical, plumbing, and finishes to ensure conformance.
  • Strong understanding of building codes, OSHA requirements, submittals, RFIs, and project documents.
  • Proficiency with Procore, Bluebeam, and scheduling tools.

We are seeking an experienced HCAI Superintendent - California healthcare construction

The Project Superintendent is the first-line manager and representative, responsible for professionally representing the company, its policies, practices, products, and managerial effectiveness to clients, subcontractors, and the public. He or she is responsible for the conduct, completion, and quality of all work put in place on each project. This is an exempt position as defined by the Fair Labor Standards Act.

Hcai-specific Experience Requirements
  • In-depth understanding of mission-critical activities within active hospitals and medical outpatient buildings, with the ability to maintain facility operations while construction activities are underway.
  • Experience preparing and implementing Methods of Procedure (MOPs) for work impacting critical mechanical, electrical, and plumbing (MEP) systems.
  • Comprehensive knowledge of the TIO process and applicable inspection and documentation requirements.
  • Understanding of medical imaging equipment installations, including shielding requirements and electrical coordination.
  • Basic knowledge of medical gas system installations and applicable code and regulatory requirements.
  • Thorough understanding of infection control practices, including Infection Control Risk Assessment (ICRA) measures and management of dust-generating activities within infection control barriers.
  • Strong communication skills with hospital staff, end users, and stakeholders, with a clear understanding of maintaining a positive patient experience during construction activities.
  • Experience working on HCAI 1 and HCAI 3 projects and coordinating with regulatory agencies and inspection teams.
  • Knowledge of healthcare facility seismic anchorage requirements and compliance standards.
Routine Duties & Responsibilities
  • Post required notices according to State and CAL-OSHA rules and conduct safety meetings prior to commencement of work.
  • Document existing building conditions, including any existing damage, prior to commencement of work.
  • Communicate scheduling and access requirements to clients and building managers.
  • Interpret plans and specifications to coordinate layouts with subcontractors.
  • Schedule and coordinate the work of subcontractors and client vendors.
  • Work with landlord representatives, including operating engineers, to coordinate work involving landlord vendors and base building systems.
  • Work with project designers and engineers to achieve layout and mock-up approvals.
  • Coordinate material deliveries and maintain jobsite order and organization.
  • Ensure proper use of Personal Protective Equipment, tools, and power equipment in accordance with company policies, State requirements, and CAL-OSHA regulations.
  • Ensure fully stocked first aid kits, emergency evacuation plans, and injury and illness prevention plans are maintained on site.
  • Maintain accurate daily logs covering manpower, scheduling needs, phone calls, inspections, approvals, visitors, deliveries, change requests, delays, accidents, near misses, and other project operations.
  • Continuously communicate project needs and schedule updates to Project Managers and support staff.
  • Manage subcontractor requests for changes and extra work, coordinate prior approval with Project Managers, and track time and material costs.
  • Schedule and track non-exempt field personnel, including Assistant Superintendents and Laborers.
  • Continuously inspect subcontractor work to ensure specification conformance and quality control.
  • Manage on-site inspections with the City, Public Works, Health Department, and other Authorities Having Jurisdiction as required.
  • Ensure accuracy of subcontractor documents on site, including project bulletins, approved shop drawings, and material submittals.
  • Hold weekly on-site foremen's meetings with all present subcontractors to coordinate work.
  • Attend weekly client meetings to communicate project status and relevant needs.
  • Coordinate day-two and punch list work to ensure project completion and client satisfaction.
Requirements
MINIMUM QUALIFICATIONS AND/OR EQUIVALENTS
  • At least five (5) years of experience as an HCAI Superintendent; 10+ years of experience preferred.
  • High school diploma or equivalent required. Bachelor's degree or relevant certification preferred.
  • Ability to read and thoroughly understand architectural and engineered plans, details, and specifications.
  • Trade-specific knowledge of carpentry, mechanical, electrical, plumbing, and finishes sufficient to ensure conformance with architectural and engineered design requirements.
  • Strong understanding of building codes, OSHA requirements, injury and illness prevention plans, subcontracts, project schedules, submittals, RFIs, and similar project documents.
  • Working knowledge of Procore, Microsoft Outlook, Excel, Word, and Bluebeam required. Experience with BIM, MS Project, and similar software preferred.
  • OSHA-30, First Aid, and CPR certifications preferred.
