CMGT is seeking a dependable Handyman/Painter for a condominium property in Baton Rouge, LA. The role focuses on interior and exterior painting, surface prep, touch-ups, and light maintenance throughout common areas and association spaces.

Responsibilities include following safety standards, completing basic non-licensed repairs, maintaining tools, documenting work, and communicating project needs to the Supervisor. Valid driver's license and reliable transportation are required.

Qualifications

At CMGT, we’re proud to provide high-quality property management services while maintaining our communities to the highest standards. We’re currently looking for a dependable and detail-oriented Handyman/Painter to join our team at a condominium property in Baton Rouge, LA.

The Handyman/Painter is primarily responsible for maintaining the appearance, protection, and quality of painted and coated surfaces throughout the condominium community. This role performs interior and exterior painting, surface preparation, touch-ups, and minor repairs in common areas and association-maintained spaces. In addition to painting responsibilities, the position provides light handyman and general maintenance support, including basic hardware, doors and gates, drywall, trim, fencing, fixtures, signage, caulking, weatherstripping, and similar non-licensed repairs.

Key Responsibilities

• Prepare surfaces by cleaning, sanding, patching, and completing minor repairs.
• Paint interior and exterior common areas, including trim, doors, railings, and fencing.
• Match existing colors and finishes for a uniform appearance.
• Apply paint using brushes, rollers, and sprayers per manufacturer guidelines.
• Perform touch-ups, preventative maintenance, and minor drywall/wood/stucco repairs.
• Identify areas needing repainting or repair during routine walkthroughs.
• Follow all OSHA, HOA, and CMGT safety standards and use proper PPE.
• Maintain clean, safe, and organized work areas.
• Interact professionally with residents and communicate project needs to Supervisor.
• Maintain tools/equipment and track paint inventory for replenishment.
  
• Create work orders/service requests when issues are noticed.
• Complete minor, non-licensed repairs such as tightening or replacing basic hardware, adjusting doors and gates,replacing doorstops, and repairing small areas of drywall, wood, trim, or fencing.
• Install, assemble, mount, or secure routine community items such as signage, shelving, bulletin boards, dispensers, andsimilar fixtures when assigned.
• Replace accessible light bulbs, air filters, batteries, and other basic consumable items when the work can be completedsafely and does not require a professional license.
• Assist with minor caulking, weatherstripping, pressure washing, cleanup, and preventative maintenance projects.
• Address routine service requests in common areas and association-maintained spaces within the role’s training and
  authorization.
• Secure unsafe areas and promptly report electrical, HVAC, plumbing, roofing, structural, life-safety, water-intrusion, or
  other specialized concerns to the Maintenance Supervisor.
• Review assigned work orders, confirm scope and priority, and complete tasks within established expectations.
• Provide progress updates and communicate delays, access issues, material needs, or additional repairs.
• Document completed work and take before-and-after photos or record task details when required.
• Coordinate work to minimize disruption and keep walkways, entrances, and common areas accessible whenever possible.
• Follow all company policies and procedures.

Physical Requirements
