Job summary

Arcan Capital is seeking a Groundskeeper / Punch Technician to perform a wide range of maintenance duties for our residential communities. You will help with interior and exterior upkeep, equipment repairs, and respond to residents' service requests to keep facilities safe and welcoming.

The role requires basic HVAC, plumbing, electrical, carpentry and mechanical skills, plus a readiness to work days, evenings, and weekends. A high school diploma and valid driver's license are required.

Responsibilities

• Perform routine interior and exterior maintenance as scheduled or requested.

• Respond to repair requests and certify safety as needed.
• Coordinate with Maintenance Supervisor and vendors as required.
• Ensure resident privacy and safety when entering apartments.

Groundskeeper / Punch Technician

Job Summary

Maintenance Technicians perform a wide variety of maintenance, repair, ground keeping and other interior and exterior maintenance duties for the community under the supervision of the Maintenance Supervisor.

Essential Job Functions:

• Show respect for residents and community staff at all times, providing excellent customer service
• Perform routine interior and exterior community maintenance as scheduled & requested; may include painting, snow/ice removal, gutter cleaning, replacing filters, working with trash compactor, etc.
• Perform routine maintenance and repair on community equipment to include plumbing, light bulb replacement, A/C maintenance, electrical, carpentry and mechanical repair
• Respond to all repair requests and maintenance concerns from residents and staff
• Report equipment malfunctions or breakdowns as well as any hazardous conditions to the Maintenance Supervisor in a timely manner
• Maintain resident privacy and receive proper authority prior to entering resident apartments
• Ensure that all maintenance items are kept in a safe area to prevent injuries to residents, associates, and visitors
• Attending in-service training and education sessions, as assigned
• Work with vendors as instructed, such vendors for landscaping, painting asphalt, etc.
• Must follow all safety/OSHA Requirements

We’re Looking for An Individual Who Has:

• Basic understanding and ability to repair HVAC, plumbing, electrical, basic carpentry and mechanical systems
• Available to workdays and evenings, weekdays, and weekends
• Must demonstrate ability to provide exceptional customer service
• Must demonstrate ability to successfully work on a team
• Must be able to clearly communicate both orally and in writing

What is required:

• Must be a minimum of 18 years of age
• Must have a valid driver’s license
• Must have reliable transportation
• High School degree or equivalent
• 1-3 years previous maintenance experience desired preferably in a similar facility
• HVAC, EPA and/or CPO certifications preferred, but not required

Position Type/Expected Hours of Work

This is a full-time position. Days and hours of work are Monday-Sunday 40 hours a week (work schedules may vary). Must be available for workdays and evenings, weekdays, and weekends. Some over-time may be required including "on-call" and/or rotating "on-call" responsibilities.
