Groundskeeper (Apartment Maintenance)

Location: Hoover, AL

Sign on bonus: $1,000 eligible

Job Description

• Common area inspection – walk common areas daily
• Maintain office/shop clean and orderly
• Enforce trash standards on property; issue trash notices
• Check irrigation on a weekly basis
• Oversight of trash compactor and seasonal pool maintenance; available for on‑call schedule to run trash compactor, check pool, and complete chemical readings over weekends when scheduled
• Keep community, parking lots, and breezeways free of garbage, clutter, and debris
• Perform custodial duties such as sweeping, mopping, vacuuming, removing trash, cleaning windows, etc.
• Follow schedules assigned by the Service Manager
• Ensure all gated entrances and security equipment are operable; report any repairs needed to supervisor
• Maintain records of scheduled maintenance on all equipment per manufacturer’s recommendations and operations manuals
• Monitor and keep accurate inventory of tools and equipment
• Suggest changes in working conditions and equipment use to increase efficiency

Experience

• Preferred: 1 year groundskeeping experience
• Valid driver’s license and dependable transportation

Physical Requirements

• Work outdoors in local climate
• Safely use manual and power tools weighing up to 40 pounds
• Safely carry, set‑up, and climb ladders and scaffolding up to 125 pounds, reaching heights of 40 feet
• Assist in safe transportation and set‑up of appliances, furniture, building materials, tools, supplies, and equipment up to 250 pounds, using hand trucks and climbing flights of stairs as needed
