Job summary

Sun Communities is seeking a Groundskeeper to maintain community grounds, operate equipment, and ensure curb appeal across properties. The role involves outdoor work, irrigation checks, and collaboration with the property team to deliver responsive service.

The ideal candidate should have a High School Diploma or GED, basic computer use, and a valid driver’s license, with prior groundskeeping or maintenance experience preferred. On-call availability may be required.

Qualifications

• 6 months groundskeeping or general maintenance preferred.
• Ability to work outdoors in varying temperatures.
• Must have valid driver’s license and be able to operate community vehicles.

Responsibilities

• Maintain community grounds to meet standards and curb appeal.
• Mow lawns, weed, plant flowers, rake leaves, mulch, and trim hedges.
• Inspect and maintain irrigation systems; perform repairs as needed.
• Respond to on-call needs and safety procedures; report issues to manager.
• Operate and transport equipment and machinery across property.
• Assist with pool maintenance if applicable and other duties as assigned.

Job description

Groundskeepers are responsible for a range of landscaping, grounds maintenance, and (where applicable) snow removal duties. They routinely mow lawns, weed, plant flowers, plow snow, and remove debris to ensure community grounds are clean, well maintained, and visually presentable. They also support a positive resident experience by delivering courteous, responsive customer service

Job Duties

• Ensures community is presentable at all times and adheres to Sun’s curb appeal standards (Essential)
• Maintains community vehicle and equipment (Essential)
• Picks up trash/debris from common areas and streets on a daily basis. Empties common area trash containers as needed (Essential)
• Inspects irrigation system regularly to ensure it is working properly; repairs as needed (Essential)
• Regularly treats weeds for weed control, weed whip, rake leaves, plant flowers/shrubs, spread mulch/wood chips/stones, trim shrubs and hedges, cut down and remove tree limbs damaged by adverse weather conditions. Performs other lawn care services as needed (Essential)
• If applicable, maintains community pool(s) by testing chemical levels and adjusting appropriately
• Follows safety procedures while performing duties
• Reports all community maintenance issues and concerns identified while performing daily duties, to the manager
• Driving is an essential function of the role and a business necessity as the Groundskeeper must independently complete various tasks such as maintaining and safely operating community vehicles, traveling across streets and common areas to pick up trash and debris daily, transporting power equipment and commercial machinery for landscaping and lawn care services and travel within the property and to nearby locations as needed.
• Other duties and special projects as assigned

Requirements

• High School Diploma or GED (Required)
• 6 months in previous groundskeeping experience in the apartment or manufactured housing industry (Preferred)
• 6 months in demonstrated knowledge and experience in general grounds maintenance techniques (Required)
• Ability to endure fluctuations in temperatures as working conditions require constant outdoor work
• Ability to respond to business needs after normal business hours.
• Ability to work an on-call schedule
• Basic computer proficiency, including the ability to use email and the internet
• Must have a valid driver's license
• Ability to work well independently as well as on a team
• Proficient skills in operating various hand tools, power equipment, and commercial machinery
