Sun Communities & Sun Outdoors is seeking a Groundskeeper to perform landscaping, lawn care, irrigation checks, and debris removal across our community properties. You will help maintain curb appeal and support resident satisfaction through reliable, courteous service.

Responsibilities include operating equipment, weed control, plant care, and assisting with pool maintenance if needed. Must be able to work outdoors in varying temperatures, with some on-call shifts and after-hours availability.

Qualifications

• High School Diploma or GED required.
• 6 months groundskeeping experience preferred in apartment/manufactured housing.
• 6 months knowledge of general grounds maintenance techniques required.
• Must have valid driver''s license.
• Ability to endure outdoor temperature fluctuations.
• Able to work after hours and on-call.
• Basic computer proficiency (email/internet).

• Picks up trash/debris daily in common areas; empties containers as needed (Essential).
• Inspects irrigation systems and performs repairs as needed (Essential).

• Maintains community pools by testing/adjusting chemicals if applicable.
• Follows safety procedures while performing duties.
• Reports maintenance issues to the manager.
• Operates community vehicles and travels around property to perform tasks (Essential).
• Performs other duties and special projects as assigned.

They routinely mow lawns, weed, plant flowers, plow snow, and remove debris to ensure community grounds are clean, well maintained, and visually presentable. They also support a positive resident experience by delivering courteous, responsive customer service

Job Duties

• Ensures community is presentable at all times and adheres to Sun’s curb appeal standards (Essential)
• Maintains community vehicle and equipment (Essential)
• Picks up trash/debris from common areas and streets on a daily basis. Empties common area trash containers as needed (Essential)
• Inspects irrigation system regularly to ensure it is working properly; repairs as needed (Essential)
• Regularly treats weeds for weed control, weed whip, rake leaves, plant flowers/shrubs, spread mulch/wood chips/stones, trim shrubs and hedges, cut down and remove tree limbs damaged by adverse weather conditions. Performs other lawn care services as needed (Essential)
• If applicable, maintains community pool(s) by testing chemical levels and adjusting appropriately
• Follows safety procedures while performing duties
• Reports all community maintenance issues and concerns identified while performing daily duties, to the manager
• Driving is an essential function of the role and a business necessity as the Groundskeeper must independently complete various tasks such as maintaining and safely operating community vehicles, traveling across streets and common areas to pick up trash and debris daily, transporting power equipment and commercial machinery for landscaping and lawn care services and travel within the property and to nearby locations as needed.
• Other duties and special projects as assigned

Requirements

• High School Diploma or GED (Required)
• 6 months in previous groundskeeping experience in the apartment or manufactured housing industry (Preferred)
• 6 months in demonstrated knowledge and experience in general grounds maintenance techniques (Required)
• Ability to endure fluctuations in temperatures as working conditions require constant outdoor work
• Ability to respond to business needs after normal business hours.
• Ability to work an on-call schedule
• Basic computer proficiency, including the ability to use email and the internet
• Must have a valid driver's license
• Ability to work well independently as well as on a team
• Proficient skills in operating various hand tools, power equipment, and commercial machinery
