Responsibilities

• Maintain professional image and attitude aligned with company objectives and residents’ welfare.
• Ensure meticulous upkeep of grounds, amenities, exteriors, leasing office, parking lots and other community buildings.
• Perform daily upkeep of property buildings and grounds including cleaning and trash removal.
• Manage inventory and care of all supplies and equipment owned by the property/management company.
• Report unusual or extraordinary circumstances regarding the property or residents.
• Maintain required property uniform and professional appearance at all times.
• Respond courteously and efficiently at all times.
• Follow OSHA standards and company safety policies.
• Learn management company and property policies.
• Assist in market-ready unit preparation, including trash removal from vacant units prior to make-ready.
• Assist Maintenance Supervisor/Property Manager with assigned maintenance tasks.
• Assist in cleaning available apartments or models.
• Troubleshoot/repair mechanical, carpentry and electrical problems.
• Report maintenance concerns for repairs on apartments, models, clubhouse and common areas.
• Maintain curb appeal.
• Spread salt on public walkways and assist snow removal if applicable.
• Support management with various tasks as needed.
• Ensure unsafe conditions are corrected promptly.
• Learn and comply with all safety rules.

POSITION SUMMARY:

The Groundskeeper is responsible for the upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings of multi-family residential apartments.

RESPONSIBILITIES:

• Maintaining a professional image and attitude in keeping with the objectives of the company and the resident’s welfare.
• Responsible for meticulous upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings.
• Responsible for daily upkeep of the property buildings and grounds which includes cleaning and removing of trash.
• Responsible for the care, maintenance and inventory of all supplies and equipment owned by the property and/or the management company.
• Responsible for reporting unusual or extraordinary circumstances regarding the property or residents.
• Responsible for maintaining the required property uniform and ensuring a professional appearance and attitude at all times.
• Responsible for courteous, efficient response at all times.
• Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
• Responsible for thorough knowledge of management company policies and property community policies.
• Assist in the preparation of market ready units, including remove trash from vacant apartments (trash outs) prior to make-ready.
• Assist Maintenance Supervisor/Property Manager and/or perform assigned maintenance tasks in a timely manner.
• Assist in the cleaning of available apartments and or models.
• Assist in the troubleshoot/repair of mechanical, carpentry and electrical problems.
• Report any maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to the Maintenance Supervisor.
• Meticulously maintains curb appeal.
• Spreads salt on public passageways to prevent ice buildup and assist maintenance team with snow removal (if applicable).
• Assist management team with other various tasks required.
• Ensures that unsafe conditions are corrected in a timely manner.
• Learns and ensures compliance with all company, local, state and federal safety rules.
• Immediately report all unsafe conditions.

QUALIFICATIONS:

• High School Diploma or General Education Degree (GED)
• Operate vehicle and driver’s license required according to community needs.
• Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals
• Ability to understand instructions and communicate in basic English
