Banner Property Management seeks a reliable Groundskeeper for Flora Waterset Apartments in Apollo Beach, FL. This hands-on role ensures the property's appearance, cleanliness, and curb appeal through daily grounds and exterior maintenance.

You'll work with maintenance and management teams, perform landscaping, painting, and basic upkeep, and participate in turn-ready preparation to welcome residents in a brand-new community.

Qualifications

• High school diploma or GED preferred.
• 1–3 years of experience in grounds work or related maintenance.
• Ability to lift up to 50 lbs and perform physical tasks.
• Valid driver’s license and reliable vehicle for occasional local travel.
• On-call, overtime and weekend work may be required.

Responsibilities

• Daily upkeep and presentation of the property.
• Planting and maintaining seasonal flowers.
• Maintain lawns, sidewalks, breezeways, and exterior areas.
• Assist with routine pressure washing and exterior cleaning.
• Prepare homes for rent-ready turns and assist with maintenance tasks.
• Monitor cleanliness and communicate concerns with the maintenance team.

Schedule:Full-Time, Monday–Friday; On-call rotation; Overtime & weekend work may be required.

Hourly Rate:$15.00 - $17.00, based on experience

Requirements

• High school diploma or GED preferred
• 1–3 years of experience in grounds work, landscaping, apartment maintenance, or property maintenance (janitorial, custodial, or hospitality experience welcomed)
• Ability to lift, push, and pull up to 50 lbs. and perform physical tasks such as standing, walking, climbing, and kneeling
• Valid driver’s license and reliable personal vehicle for occasional local job-related travel
• Ability to interact courteously and professionally with apartment residents
• Comfortable using computers, mobile apps, and technology to improve efficiency

Preferred Qualifications

• Experience operating and maintaining an automated pool chemical injection system

About the Role

We’re seeking a reliable, detail-oriented Groundskeeper to join our team at Flora Waterset Apartments in Apollo Beach, FL, a brand-new residential community. This hands-on role is essential to maintaining the property’s appearance, cleanliness, curb appeal, and overall presentation as we establish a welcoming community for our residents.

The ideal candidate takes pride in their work, notices the details, and enjoys keeping outdoor spaces and common areas looking clean, attractive, and well-maintained. You’ll work closely with the maintenance and property management teams to help ensure the community remains in excellent condition.

Key Responsibilities

As a Groundskeeper, you’ll be responsible for the daily upkeep and presentation of the property, including:

• Picking up debris and maintaining cleanliness throughout the community
• Performing general grounds and landscaping tasks, including planting and maintaining seasonal flowers
• Maintaining lawns, landscaped areas, sidewalks, breezeways, stairwells, and other exterior areas as needed
• Keeping amenity spaces, common areas, and other resident-facing areas clean and presentable
• Assisting with routine pressure washing and exterior cleaning
• Performing periodic carpet shampooing
• Monitoring the property for cleanliness, damange, and maintenance needs and communicating concerns with the maintenance team
• Conducting routine visual inspections of exterior building elements, including soffits, gutters, and other features

You'll also assist the maintenance team with a variety of general maintenance and property upkeep tasks, which may include:

• Painting and minor repairs
• Replacing light fixtures and other basic maintenance items
• Assisting with apartment turns and preparing homes to be rent-ready
• Moving or handling materials and equipment as needed
• Assisting with preventative maintenance and special property projects
