Job summary

Hawthorne Residential Partners is seeking a dependable Groundskeeper to maintain exterior spaces and support our maintenance team. This entry-level role is ideal for those who enjoy outdoor work, staying active, and contributing to a welcoming community at our apartment properties.

You will perform cleaning, minor landscaping, and general upkeep across sidewalks, greens, and common areas, following a team-driven, respectful culture. Valid driver's license required.

Qualifications

Education: High School or GED.
Experience: Knowledge of yardwork and general facility maintenance; 1 year preferred but not required.
Licenses & Certifications: Valid Driver’s License.

Responsibilities

Conduct thorough cleaning and pick-up of debris or trash throughout exterior areas of the property.
Maintain sidewalks, breezeways, parking lots, green spaces, and signage areas.
Ensure trash receptacles, compactor areas, and pet stations are clean and free of debris.
Assist with light landscaping tasks: raking, weeding, trimming, watering as directed by maintenance team.
Maintain cleanliness and presentation of pool deck areas, courtyards, grilling stations, benches, and outdoor amenities.
Assist with light painting of curbs, signposts, and exterior touch-ups; replace exterior bulbs as needed.
Keep shop and storage areas clean and organized to support quick inventory assessments.

Groundskeeper | Education, Experience, and License Qualifications

Education:

High School or GED equivalent

Experience:

Understanding and knowledge of yardwork and general facility maintenance
One year of maintenance, repair, or HVAC experience is preferred but not required

Groundskeeper | Job Functions

Ground Responsibilities

Community Appearance Support

Assist the maintenance team with light painting of curbs, signposts, and exterior touch‑ups as needed.
Conduct light checks around the property and replace breezeway or exterior bulbs as needed.
Help maintain shop and storage areas in a clean and organized manner to support quick inventory assessment.

Additional Responsibilities

Assist the team with the distribution of communications to residents’ doors.
Assist the maintenance team with seasonal tasks including storm/snow preparation or cleanup.
Promote good professional relations with residents, co‑workers, and company staff. Through the LIVE IT culture, always display a friendly and courteous attitude toward prospects, residents, vendors, and other employees. Always maintain professionalism.

Work Schedule & Availability

Groundskeepers work Monday through Friday, with standard office hours from 8:00 AM to 5:00 PM. This role may also require participation in an on‑call rotation for after‑hours emergencies and occasional support for resident events, as needed.
