Responsibilities

Maintain cleanliness of sidewalks, breezeways, and community signage areas.
Assist with light landscaping tasks including raking and weeding.
Conduct light checks around the property and replace bulbs as needed.

Groundskeeper | Job Overview

As a Groundskeeper, you will be responsible for maintaining the overall cleanliness and appearance of the community’s exterior spaces. This entry‑level role is ideal for individuals who enjoy working outdoors, staying active, and contributing to a clean and welcoming environment.

Groundskeeper | Education, Experience, and License Qualifications

Education:

High School or GED equivalent

Experience:

Understanding and knowledge of yardwork and general facility maintenance
One year of maintenance, repair, or HVAC experience is preferred but not required

Groundskeeper | Job Functions

Ground Responsibilities

Conduct thorough cleaning and pick‑up of debris or trash throughout exterior areas of the property.
Maintain cleanliness of sidewalks, breezeways, parking lots, green spaces, and community signage areas.
Ensure community trash receptacles, compactor areas, and pet stations are well‑maintained and free of debris or large items around the perimeter.
Assist with light landscaping tasks including raking, weeding, trimming, and watering as directed by the maintenance team.
Maintain cleanliness and presentation of pool deck areas, courtyards, grilling stations, benches, and outdoor amenities.

Community Appearance Support

Assist the maintenance team with light painting of curbs, signposts, and exterior touch‑ups as needed.
Conduct light checks around the property and replace breezeway or exterior bulbs as needed.
Help maintain shop and storage areas in a clean and organized manner to support quick inventory assessment.
Assist with preparation of vacant, unoccupied apartments with light cleaning or removal of debris as requested

Additional Responsibilities

Assist the team with the distribution of communications to residents’ doors.
Assist the maintenance team with seasonal tasks including storm/snow preparation or cleanup.
Promote good professional relations with residents, co‑workers, and company staff. Through the LIVE IT culture, always display a friendly and courteous attitude toward prospects, residents, vendors, and other employees. Always maintain professionalism.

Work Schedule & Availability

Groundskeepers work Monday through Friday, with standard office hours from 8:00 AM to 5:00 PM. This role may also require participation in an on‑call rotation for after‑hours emergencies and occasional support for resident events, as needed.
