Job summary

KW Property Management and Consulting is seeking a dependable Groundskeeper to maintain the exterior of assigned properties. You will perform cleaning, debris removal, and routine maintenance to keep grounds safe and aesthetically pleasing.

Responsibilities include operating cleaning equipment, reporting maintenance needs, and following safety procedures. Must have at least two years in groundskeeping or janitorial, knowledge of cleaning products, and strong communication.

Qualifications

• Minimum two (2) years working in groundskeeping or janitorial.
• Knowledge of cleaning and sanitation products.
• Must have the ability to react and address all emergency situations in a timely manner.
• Effective written and verbal communication skills.

Responsibilities

• Empty ashtrays and dispose trash; transport waste to disposal areas.
• Sweep, scrub, wax, and polish floors and common areas with appropriate equipment.
• Keep storage areas and carts clean, stocked, and tidy.
• Complete required forms and work orders.
• Inspect common areas to ensure cleanliness and aesthetics; paint when necessary.
• Maintain assigned equipment in good working condition.
• Remove debris from driveways, garages, and pool areas.
• Wash outdoor walls, ceilings, and woodwork; wax and polish as needed.
• Report maintenance items (lights, leaks, broken equipment) to Building Maintenance.
• Observe safety precautions to protect residents, guests, and property; report damages or theft.
• Use new equipment properly and follow safety procedures.

Groundskeeper is required to maintain the clean and neat appearance of assigned areas, focusing on the exterior of the property and its grounds.

Duties And Essential Functions

• Empty and clean ashtrays, and transport other trash and waste to disposal areas.
• Sweep, scrub, wax, and/or polish floors and individual building common areas, using brooms, mops, and/or power scrubbing, power washing and waxing machines.
• Keep storage areas and carts well-stocked, clean, and tidy.
• Complete all required forms and work orders.
• Routinely inspect common areas to ensure they are maintained clean and in an aesthetically appealing condition by painting when necessary.
• Maintain assigned equipment in good working condition.
• Remove debris from driveways, garages, and swimming pool areas.
• Wash outdoor walls, ceilings, and woodwork, waxing and polishing as necessary.
• Report any and all maintenance items which include, but is not limited to, burned out lights, leaks, broken equipment to the Building Maintenance Department.
• Observe precautions required to protect Residents, guests and property, and report damages, theft, and found articles to supervisors.
• Properly utilize new equipment and follow safety procedures prior to using this equipment.

Work Environment

Position requires exposure to the outdoor climate and weather conditions. Moderate noise level.

Physical Demands

• Ability to work with and around chemical cleaning solutions
• Ability to stand for extended periods of time, walk and climb stairs, climb ladders, crawl in small and tight spaces; stoop and/or kneel; lift and/or move and/or carry up to 20 pounds or more in the work environment.
• Ability to handle, finger, grasp and feel objects and equipment.
• Ability to reach with hands and arms.
• Ability to quickly and easily navigate the property/building as required, meeting the job functions.
• Ability to repeat various motions with the wrists, hands and fingers.

Position Type/Expected Hours of Work

Days and hours of work will be determine at the work location. This schedule may change to accommodate the business needs of the company

Position Supervision
