Job summary

KW Property Management LLC is seeking a Groundskeeper to maintain the clean, neat exterior of the property and its grounds. You will focus on outdoor areas, ensure trash is managed, and keep common areas tidy with proper cleaning methods.

The role requires 2+ years in groundskeeping or janitorial, knowledge of cleaning products, and strong communication skills. The position is on-site in Florida with variable hours to meet business needs.

Responsibilities

• Maintain the exterior appearance of assigned areas and grounds.
• Empty ashtrays, manage trash and waste disposal.
• Sweep, scrub, wax, and polish floors in common areas with appropriate equipment.
• Keep storage areas and carts clean and stocked.
• Complete required forms and work orders.
• Inspect common areas for cleanliness and repaint as needed.
• Maintain and operate assigned equipment.
• Report maintenance needs to supervisors and safety issues.

Job description

Groundskeeper is required to maintain the clean and neat appearance of assigned areas, focusing on the exterior of the property and its grounds.

Duties and Essential Functions

• Empty and clean ashtrays, and transport other trash and waste to disposal areas.
• Sweep, scrub, wax, and/or polish floors and individual building common areas, using brooms, mops, and/or power scrubbing, power washing and waxing machines.
• Keep storage areas and carts well-stocked, clean, and tidy.
• Complete all required forms and work orders.
• Routinely inspect common areas to ensure they are maintained clean and in an aesthetically appealing condition by painting when necessary.
• Maintain assigned equipment in good working condition.
• Remove debris from driveways, garages, and swimming pool areas.
• Wash outdoor walls, ceilings, and woodwork, waxing and polishing as necessary.
• Report any and all maintenance items which include, but is not limited to, burned out lights, leaks, broken equipment to the Building Maintenance Department.
• Observe precautions required to protect Residents, guests and property, and report damages, theft, and found articles to supervisors.
• Properly utilize new equipment and follow safety procedures prior to using this equipment.
• Position requires exposure to the outdoor climate and weather conditions. Moderate noise level.

Physical Demands

• Ability to work with and around chemical cleaning solutions.
• Ability to stand for extended periods of time, walk and climb stairs, climb ladders, crawl in small and tight spaces; stoop and/or kneel; lift and/or move and/or carry up to 20 pounds or more in the work environment.
• Ability to handle, finger, grasp and feel objects and equipment.
• Ability to reach with hands and arms.
• Ability to quickly and easily navigate the property/building as required, meeting the job functions.
• Ability to repeat various motions with the wrists, hands and fingers.

Position Type/Expected Hours of Work

Days and hours of work will be determined at the work location. This schedule may change to accommodate the business needs of the company.

Required Education and Experience

• Minimum two (2) years working in groundskeeping or janitorial.
• Knowledge of cleaning and sanitation products.
• Must have the ability to react and address all emergency situations in a timely manner.
• Effective written and verbal communication skills.
