Job summary

KW Property Management & Consulting is seeking a dedicated Groundskeeper to maintain exterior areas of our Miami Beach property. You will report issues to the supervisor and work as part of a team to keep grounds neat and presentable.

The role involves cleaning tasks, floor care, stocking storage spaces, completing forms, inspecting areas for upkeep, and following safety procedures. This hourly position requires reliability and teamwork at the property location.

Qualifications

• Minimum two years working in groundskeeping or janitorial.
• Knowledge of cleaning and sanitation products.
• Ability to react and address emergency situations in a timely manner.
• Effective written and verbal communication skills.

Responsibilities

• Empty and clean ashtrays, and transport trash to disposal areas.
• Sweep, scrub, wax, and/or polish floors in common areas with standard equipment.
• Keep storage areas and carts clean, stocked, and tidy.
• Complete required forms and work orders.
• Routinely inspect common areas for cleanliness and aesthetics.
• Maintain assigned equipment in good working condition.
• Remove debris from driveways, garages, and pool areas.
• Report maintenance items to Building Maintenance Department.
• Follow safety procedures and use required PPE.

Job description

Groundskeeper is required to maintain the clean and neat appearance of assigned areas, focusing on the exterior of the property and its grounds. In addition, the employee is responsible for reporting all problems to the supervisor, including problem items that may not be in the list of responsibilities. Team work is expected from every employee. This description and quantity of duties is subject to change at any time by the supervisor.

Duties and Essential Functions

• Empty and clean ashtrays, and transport other trash and waste to disposal areas.
• Sweep, scrub, wax, and/or polish floors and individual building common areas, using brooms, mops, and/or power scrubbing, power washing and waxing machines.
• Keep storage areas and carts well-stocked, clean, and tidy.
• Complete all required forms and work orders.
• Routinely inspect common areas to ensure they are maintained clean and in an aesthetically appealing condition by painting when necessary.
• Maintain assigned equipment in good working condition.
• Remove debris from driveways, garages, and swimming pool areas.
• Wash outdoor walls, ceilings, and woodwork, waxing and polishing as necessary.
• Report any and all maintenance items which include, but is not limited to, burned out lights, leaks, broken equipment to the Building Maintenance Department.
• Observe precautions required to protect Residents, guests and property, and report damages, theft, and found articles to supervisors.
• Properly utilize new equipment and follow safety procedures prior to using this equipment.
• Position requires exposure to the outdoor climate and weather conditions. Moderate noise level.

Physical Demands

• Ability to work with and around chemical cleaning solutions
• Ability to stand for extended periods of time, walk and climb stairs, climb ladders, crawl in small and tight spaces; stoop and/or kneel; lift and/or move and/or carry up to 20 pounds or more in the work environment.
• Ability to handle, finger, grasp and feel objects and equipment.
• Ability to reach with hands and arms.
• Ability to quickly and easily navigate the property/building as required, meeting the job functions.
• Ability to repeat various motions with the wrists, hands and fingers.

Position Type/Expected Hours of Work

Non-exempt position (hourly) and the schedule will be determine at each property/location to suit the business needs of the community. This schedule may change to accommodate the business needs of the property.

Required Education and Experience

• Minimum two (2) years working in groundskeeping or janitorial.
• Knowledge of cleaning and sanitation products.
• Must have the ability to react and address all emergency situations in a timely manner.
• Effective written and verbal communication skills.

Position Supervision

Employee reports directly to the supervisor of the department.
