Coast Property Management in Springfield, OR is seeking a dependable Groundskeeper to create clean, welcoming communities for residents.

You will work across multiple properties with our maintenance and property teams, performing routine grounds care, safety checks, and light maintenance tasks as needed.

Qualifications

• Demonstrates basic groundskeeping skills and pride in property appearance.

Responsibilities

• Inspect grounds and buildings for safety or wear and report issues.
• Daily trash removal across common areas and property grounds.
• Maintain curb appeal and attractive tour routes.
• Clean and maintain pool area as directed.
• Assist with make-ready tasks like painting, carpet cleaning, and appliance repairs.
• Provide snow removal support when needed and be available for emergencies.
• Assist with light maintenance orders in apartments and common areas.
• Coordinate with residents and teams to ensure timely issue resolution.
• Support with other duties as assigned by management.

We’re looking for a dependable, hardworking Groundskeeper who takes pride in creating clean, welcoming, and beautiful communities for our residents to call home. You’ll help care for multiple apartment communities, work alongside our property and maintenance teams, and make a difference through the details every day. Duties and Responsibilities:

• Make regular inspections of the grounds and buildings and notify management of any safety or structural issues, faulty parts, or excessive wear
• Daily trash pick up throughout the community, including all common areas such as parking lots, fitness center, pool area, and leasing office.
• Transfer trash and other items left outside of the dumpster into the dumpster
• Maintain curb appeal with special attention to make sure tour routes look exemplary at all times
• Clean and maintain the pool as directed and where applicable
• Distribute resident communications for upcoming events, pest control notices, newsletters, etc.
• Aid in some maintenance work orders in apartments and common areas
• Assist with make-ready procedures, including painting, carpet cleaning, and appliance repairs, with some plumbing and electrical work
• Shovel snow, plow, and salt or use ice melt, as needed
• Available or on-call for after-hours emergencies when assigned

Qualifications-

• Able to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form
• Familiarity with electricity, plumbing, and carpentry preferred
• Working knowledge of HVAC systems and various appliances is helpful
• Good safety habits
• Able to speak to residents and maintain good working relations with other team members and any contract laborers working on the property
