Gorman & Company, LLC is seeking a Grounds & Light Maintenance Technician for our 250-unit Little Rock community. You will maintain the grounds, perform light repairs, assist with apartment make-readies, and support the maintenance team to keep residents safe and comfortable year-round.
The ideal candidate has a high school diploma, groundskeeping or maintenance experience, and a practical knowledge of plumbing, electrical, carpentry, and drywall.

We’re looking for a reliable Grounds & Light Maintenance Technician to support Fred Paris Towers, our 250‑unit affordable housing community in Little Rock, AR. In this role, you’ll help maintain clean, welcoming outdoor spaces, handle basic maintenance tasks, and assist the maintenance team with keeping the community safe, functional, and comfortable for residents throughout the year.
Maintain the grounds to ensure the properties are attractive, safe, and well‑kept, including mowing, trimming, watering, weeding, and seasonal upkeep. Complete light maintenance and corrective repairs in apartments and common areas, including basic plumbing, electrical, drywall, painting, lock changes, and fixture replacements. Assist with apartment make‑readies by cleaning, painting, and preparing units for new residents. Perform daily property walks to keep the property & grounds clean, safe, and looking sharp. Conduct routine inspections and preventative maintenance on buildings, equipment, and grounds. Support inventory control of tools, equipment, and supplies and assist outside vendors as needed. Interact professionally with residents, team members, and vendors while providing excellent customer service.
High school diploma or equivalent. Previous maintenance & groundskeeping experience preferred. Strong mechanical aptitude with working knowledge of basic plumbing, electrical, carpentry, drywall, and general repairs. Ability to read and complete work orders and service requests accurately. Good communication skills, strong safety awareness, and a team‑oriented mindset. Ability to perform physical work, including lifting up to 30+ pounds and working both indoors and outdoors.
Competitive hourly pay starting at $19-$22 an hour.
