Job summary

Anthropic seeks a Real Estate Construction Manager to lead the technical delivery of its global office projects from pre-construction through closeout. You will be the primary technical counterpart to general contractors, design teams, and vendors, owning delivery method, contracting strategy, and coordination of MEP, kitchens, security, and AV systems.

Qualifications

• Hold a Bachelor's degree in Construction Management, Engineering, Architecture, Real Estate, or related field.
• Hands-on construction expertise — reading/interpreting architectural, structural, and MEP drawings and leading in the field.
• Experience delivering GMP, lump sum, cost-plus, and design‑assist delivery methods.
• Delivered technically complex scopes such as commercial kitchens, data/server rooms, and integrated security systems.
• Strong pre-construction skills including constructibility reviews, estimating, value engineering, and bid leveling.
• Budgeting and cost controls across projects, including change orders, pay-application review, and contingency management.
• Managed budgets from $50M to $300M+ and multiple concurrent projects.
• Navigated permitting across jurisdictions, in union and non‑union environments.
• Mentored and developed project managers through full project lifecycles.
• Proficient with construction PM software (Procore) and scheduling tools (Primavera P6 / MS Project).
• Excellent written and verbal communication; willingness to travel 25–50%.

Responsibilities

• Lead pre-construction reviews, constructibility checks, and MEP/structural coordination.
• Determine delivery method and contracting strategy per project (GMP, lump sum, CM-at-risk, design‑assist).
• Read and interpret drawings to surface conflicts and risks before field execution.
• Coordinate demanding scopes — kitchens, AV, server rooms, and security systems.
• Oversee GC management, safety, schedule adherence, and quality control.
• Drive commissioning and closeout, including life-safety and O&M manuals.
• Develop and maintain stakeholder communications and executive-level reporting.
