Job description

The General Maintenance Supervisor is responsible for overseeing the daily operations and maintenance of Coast Transit Authority's physical workspaces, ensuring that the facilities are safe, efficient, and well-maintained. This position requires the knowledge and experience to perform general maintenance, repairs, construction, inspections, preventative maintenance, and cleaning of facilities.

This position will work closely with the Maintenance Director on all aspects of the company's facilities and assets, and will work with a wide range of people, including contractors, vendors, and other CTA departments. This position will work in a variety of environmental conditions (i.e., heat, cold, rain, etc.). Requires advanced skills and independent judgement in performing the duties. Requires the flexibility with work schedule and must be on call or available 24 hours.

Requirements:

Sustained physical endurance to lift, push and pull up to 75 lbs., continuously stand, work with arms extended overhead, climb, bend and squat. A Physical Examination and a Functional Capacity Exam is required (paid by CTA).

Qualifications:

• High School Diploma or equivalent is required. An associates degree or certification is a plus.
• Requires minimum of seven (7) to ten (10) years of experience in facility support, operations, or basic building maintenance.
• Must be proficient in carpentry, plumbing, electrical, air conditioning, outside grounds maintenance, and have knowledge of chemicals, paints, lubricants, etc.
• Must have the ability to read, write, and follow directions and instructions, department policies and procedures, as well as EPA and OSHA guidelines. Requires the ability to read manuals and directions as needed to perform all tasks.
• Must have strong written and oral communication skills and the ability to work with general office equipment. Must be proficient in the use of a PC computer working with Word and Excel programs.
• Requires strong organizational skills, problem solving skills, attention to detail, and the ability to multitask.
• Must have a valid MS Driver License with a clean driving record.
• Must pass the company Drug and Alcohol screening test and abide by all drug free workplace policies.
• Must pass a pre-employment physical examination.

Essential Functions of the Job:

• Supervise janitorial work at all CTA facilities, to include physical inspections on a regular basis. Coordinate with individuals performing the work and investigate complaints associated with the janitorial work.
• Manage the General Maintenance program and supervise all General Maintenance employees. Prepare daily work requirements and allocate the resources to ensure completion. Complete periodical evaluation of the team's performance. Assist the Maintenance Director with any disciplinary issues.
• Perform maintenance and repairs on an as needed basis to all CTA facilities, bus stops, benches, etc. Investigate all complaints of vandalism and need of repair or maintenance to items mentioned above. Complete documentation on all tasks performed.
• Schedule regular upkeep, and fix minor issues with heating, cooling, plumbing, and security systems. Identify repair issues that can be repaired utilizing internal assets, or if the repair requires outside vendors.
• Hire and supervise all outside contractors, cleaning crews, and repair technicians on CTA's facilities.
• Coordinate with CTA Advertising Department to assist with the maintenance of advertising materials and events. These requests will be for shelter signs, bench signs, and event layout and coordination to include parking allocations, and room prep for all events.
• Inspect all buildings to ensure fire exits, alarms, and procedures match safety laws.
• Budget repairs and materials based on the organization's working budget. Provide monthly burn rate estimates. Assist with preparations and oversight of the annual Maintenance budget.
• Ensure all fleet vehicles assigned to the Maintenance Department are in good working condition.
