Job summary

Pivot Parking, LLC is seeking a Parking Garage Maintenance Porter to ensure cleanliness, safety, and efficiency of the Wells Fargo Center parking facility. You will inspect structures and equipment, perform minor repairs, and support operations with a focus on service quality.

The role requires physical stamina, knowledge of garage systems, and strong communication to assist patrons and coordinate with management. Evening or weekend work may be required.

Qualifications

• High school diploma or equivalent; additional maintenance training is a plus.
• Experience in building maintenance or related field preferred.
• Knowledge of mechanical, electrical, and plumbing systems in parking garages.
• Strong problem-solving and troubleshooting skills.
• Physical stamina for bending, lifting, and climbing; safety-conscious.

Responsibilities

• Perform regular inspections of parking garage structures, equipment, and systems to identify maintenance needs (lighting, gates, elevators).
• Daily trash collection and disposal from designated cans and bulk items found on daily garage walks.
• Clean and maintain surfaces (floors, walls, ceilings, drainage) to improve appearance and prevent deterioration.
• Perform minor repairs and adjustments to parking equipment (ticket dispensers, payment kiosks, access gates, elevator systems).
• Ensure compliance with safety regulations and industry standards (fire safety, ADA, building codes).
• Maintain accurate records of maintenance activities (work orders, inspections, manuals, inventory).
• Interact professionally with patrons, assisting with policies, directions, and traffic flow as needed.

Job Description Summary

The Parking Garage Maintenance Porter is responsible for ensuring the cleanliness, safety, and operational efficiency of parking garage: Wells Fargo Center

Key Responsibilities

Routine Maintenance:

• Perform regular inspections of parking garage structures, equipment, and systems to identify maintenance needs, such as lighting fixtures, elevators, and gates
• Daily trash collection and disposal both from designated trash cans and bulk items found on daily garage walks
• Clean and maintain parking garage surfaces, including floors, walls, ceilings, and drainage systems, to enhance appearance and prevent deterioration.

Repair And Troubleshooting

• Perform minor repairs and adjustments to parking equipment, such as ticket dispensers, payment kiosks, access gates, and elevator systems.

Safety And Compliance

• Ensure compliance with safety regulations and industry standards for parking garage operations, including fire safety, ADA accessibility, and building codes.
• Conduct regular inspections of safety equipment, such as fire extinguishers, emergency lights, and signage, to verify proper functionality and readiness for emergencies.
• Implement corrective measures to address safety hazards and maintain a secure environment for patrons and employees.

Documentation And Reporting

• Maintain accurate records of maintenance activities, including work orders, inspection reports, equipment manuals, and inventory of supplies and spare parts.
• Prepare and submit maintenance reports detailing completed tasks, ongoing issues, and recommendations for improvements to parking garage management.

Customer Service

• Interact professionally with patrons and visitors, providing assistance and information as needed regarding parking policies, directions, and facility amenities.
• Respond to customer inquiries or complaints related to maintenance issues, addressing concerns promptly and courteously and assist management with traffic flow and lot closures on an as needed basis

Requirements

Qualifications:

• High school diploma or equivalent; additional education or training in maintenance, building trades, or facilities management is advantageous.
• Previous experience in building maintenance, construction, or related field is preferred.
• Knowledge of mechanical, electrical, and plumbing systems commonly found in parking garages.
• Strong problem-solving skills and ability to troubleshoot technical issues effectively.
• Physical stamina and ability to perform tasks requiring bending, lifting, and climbing.
• Good communication and interpersonal skills, with a customer-focused approach to service delivery.

Working Conditions

• The Parking Garage Maintenance Technician works primarily indoors within parking garage facilities, with occasional exposure to outdoor weather conditions when performing exterior maintenance tasks.
• The position may involve working at heights and in confined spaces, requiring adherence to safety protocols and use of personal protective equipment.
• Evening, weekend, and holiday work may be required to accommodate maintenance schedules and respond to emergency repair needs.
