Job summary

Qualifications

• High School Diploma or equivalent and at least (2) years of general maintenance experience.
• Experience in building maintenance, including plumbing and carpentry, and knowledge of vehicle maintenance.
• Licensing: Valid North Carolina Driver’s License and clean driving record.

Responsibilities

• Operate and maintain tools, vehicles, and equipment including HVAC systems, lighting, and street equipment.
• Troubleshoot, perform preventive maintenance, and conduct minor plumbing, electrical, carpentry, and roofing repairs.
• Maintain college-owned vehicles and perform routine inspections and repairs.
• Assist with grounds maintenance, snow removal, and arboretum upkeep as needed.
• Respond to emergencies, document maintenance activities, and address vandalism or system malfunctions.
• Perform painting, electrical and lighting repairs, and minor building alterations as required.
• Operate various tools and equipment, including bucket trucks, vans, and other campus vehicles.

Job description

Job duties include operating and maintaining a variety of tools, vehicles, and equipment, including HVAC systems,lighting, and street equipment. The role involves troubleshooting, performing preventive maintenance, and conductingminor plumbing, electrical, carpentry, and roofing repairs. Responsibilities may extend to maintaining college-ownedvehicles, including routine inspections and repairs of vans, trucks, and landscaping equipment. Additional tasks mayinclude assisting with grounds maintenance, snow removal, and arboretum upkeep. Emergency response and timelyresolution of vandalism, repairs, and system malfunctions are also expected.

Duties may include, but are not limited to:

• Load, unload and transport parts, materials, and equipment
• Operate small hand and power tools
• Operate a variety of air tools
• Operate spray units
• Operate power driven street equipment
• Operate vehicles and equipment including bucket trucks and pick-up trucks
• May occasionally operate heavy equipment
• Clean and maintain tools and mechanical equipment
• Perform minor plumbing, electrical and carpentry work
• Respond to emergency calls
• Repair vandalism
• Perform maintenance on HVAC units
• Install, repair, clean or replace light fixtures, ballasts, switches, and outlets
• Repair minor roof leaks
• Perform minor building repairs and alterations
• Perform painting duties: sand, caulk, prime and paint
• Troubleshoot, service and perform repairs on decorative streetlights, parking lot lights, and area lighting
• Conduct routine maintenance and complete preventive maintenance reports monthly
• May be asked to complete arboretum and grounds tasks such as mowing, landscaping, plant maintenance,cleaning gutters, leaf removal, street and sidewalk cleaning, and snow removal.
• Operation of college-owned vehicles.

Minimum

High School Diploma or equivalent and at least (2) years of general maintenance experience in commercial or residential environments. Experience in building maintenance, including plumbing and carpentry, as well as knowledge of vehicle maintenance, is required. Any equivalent combination of education and experience that provides the necessary knowledge and abilities will be considered.

Preferred

AAS or Diploma in Building Construction Technology, Electrical Systems Technology, Industrial Systems Technology or HVAC Systems Technology.; forklift certification; Building Operator Certification, HVAC license or certification.

Licensing Requirement Valid North Carolina Driver’s License. Satisfactory Motor Vehicle record.

Physical Demands

• Must be physically capable of sustained lifting of up to 50 lbs, standing, crouching, climbing and walking
• Physical strength/agility sufficient to perform a wide variety of frequent physical tasks including moving equipment/ furniture, operating equipment, lifting, stooping and bending
• Speak, read and understand sufficiently to successfully receive/provide information.

Working Conditions Work in and outdoors. Work in ice and snow includes slippery conditions as well as temperature and weather extremes.

Hazard Assessment This position may encounter hazardous situations as a part of duties to protect the safety of students, faculty, staff, and the campus property.

Personal Protective Equipment Required to wear personal protective equipment (PPE) appropriate for job assignments, subject to all OSHA industry safety standards, and manufacturer's standards. Utilize HCC provided gloves, back support (as needed when lifting), steel-toed safety boots, eye and ear protections, respirator as required.
