Job summary

Middleburg Communities is seeking a Framing and MEP Superintendent to lead wood frame project framing and MEP activities on site in the Atlanta area. You will ensure compliance with plans, specs, codes, safety standards, and Middleburg best practices while coordinating with the project team and subcontractors.

You will manage subcontractor staffing, interpret schedule requirements, maintain logs in Procore, and uphold quality throughout all construction phases.

Qualifications

  • Bachelor’s Degree in Construction Management, Business, Engineering, or related field Preferred.
  • Proficiency in Microsoft Office 365, and an understanding of Procore are a plus.
  • Strong written and verbal communications skills.
  • A strong ability to assess and prioritize a variety of tasks, projects, and demands.
  • Ability to organize and interact effectively with others.
  • Dedicated to producing high-quality work through passion, self-motivation, and strong discipline

Responsibilities

  • Maintain a clean, organized, and efficient working environment for all projects.
  • Perform daily and weekly safety audits in accordance with the Middleburg Corporate Safety Manual.
  • Ensure materials provided by the company are protected, secured, and applied effectively.
  • Ensure all personnel on site wear PPE and comply with safety standards and company policies.
  • Interpret plan details and communicate to external/internal partners (Sub-Contractors, etc.)
  • Determine and assess subcontractor staffing levels throughout framing/MEP scope durations.
  • Understand and communicate schedule requirements for framing & MEP contractors.
  • Ensure subcontractor contracts are followed; attend weekly subcontractor meetings.
  • Ensure construction materials are installed according to industry standards.
  • Maintain daily project logs in Procore with photos, logs, manpower, safety, and violations.
  • Prepare a list of infill materials needed and notify the Project Superintendent.
  • Assess and document quality of work using measurement tools and upload QC checklists to Procore.
  • Manage all mock-ups, box walks, and third-party assembly testing.
  • Read and understand construction documents related to structural, architectural, and MEP/FP work.
  • Organize, coordinate, and document inspections in progress and final inspections.
  • Notify the Project Superintendent if schedule deviations occur.
  • Assist in resolving conflicting documents via RFI.
  • Maintain rolling inventory levels and compare with take-offs.
  • Ensure MEP activities and supplies are carried out as specified.
  • Update Master Project Schedule and Look Ahead Schedule with project team.
  • Participate in subcontractors' meetings and toolbox talks.
  • Ensure compliance with policies, quality standards, and regulations.

Description

Under the supervision of the Project Superintendent and works in conjunction with the Project team. The Framing and MEP Superintendent is the individual charged with responsibility for the complete and satisfactory execution of all Wood Frame Project Framing and MEP Activities.

The Framing and MEP Superintendent has direct responsibility for adherence to plans, specifications and codes, safety, and Middleburg Construction Best Practices. The Framing and MEP Superintendent is an integral part of our Mission, lives by our Values, and promotes our Vision of Excellence.

Essential Duties and Responsibilities:
  • Maintain a clean, organized, and efficient working environment for all projects. If an issue cannot be resolved, inform the Project Superintendent, and implement the appropriate corrective action procedures.
  • Perform daily and weekly safety audits in accordance with the Middleburg Corporate Safety Manual.
  • Ensure that the materials provided by the company are protected from the elements, secured, controlled, distributed, and applied effectively.
  • Make sure that all persons on site are always wearing appropriate PPE. In addition, make sure that they are complying with Middleburg and OSHA safety standards, as well as the company's best practices, local, state, and federal laws.
  • Interpreting Plan details and communicate to external/internal partners (Sub-Contractors, etc.)
  • Determine and assess Subcontractor staffing levels throughout Framing/MEP Scope Durations.
  • Understand and communicate the requirements of the Master and Contract Schedules as they relate to framing & MEP contractors.
  • Having a detailed understanding of the scope of framing and MEP subcontractor contracts.
  • Ensure that subcontractor contracts are being followed and enforced. Attend all weekly subcontractor meetings.
  • Ensure that all construction materials including waterproofing materials, flashing, windows, truss systems, exterior siding, hold downs and hardware are installed according to industry standards.
  • Ensure that daily project logs and inspections are maintained and entered into Procore, including photos, activity logs, manpower, safety concerns, and violations.
  • Responsible for preparing a list of infill materials needed and notifying the Project Superintendent of their availability.
  • Assess, monitor, and document quality of work using measuring tools, gages, automation, etc., and uploading QC Checklists to Procore.
  • Manage all mock-ups, box walks, and third-party assembly testing.
  • Experienced in reading and understanding all construction documents related to structural, architectural, and MEP/FP work.
  • Organize, coordinate, and document all inspections in progress and final inspections.
  • In the event of a deviation from the schedule, notify the Project Superintendent
  • Assist in resolving conflicting documents through Project Team consultation or Request for Information.
  • Maintain accurate rolling inventory levels and compare them with the remaining take-offs.
  • Ensure that the MEP activities and supplies are carried out and installed as specified in the construction
  • Maintain and update the Master Project Schedule as well as the Look Ahead Schedule in conjunction with the project team.
  • Participate in Subcontractors' meetings and weekly toolbox talks.
  • Ensure the construction process is conducted in accordance with all policies and procedures, that quality standards are maintained, and that all codes and regulations are being adhered to.
