American Property Management is seeking an on-site maintenance technician to support multiple multifamily communities in the Bellevue area. You will help get units rent ready, perform routine maintenance, and keep grounds and common areas in top condition while adhering to safety standards and company policies.
The role requires 1+ years in multifamily or hotel maintenance, reliable transportation, and the ability to provide your own basic hand tools.

This position requires physical presence at your job location during the scheduled hours. Please note that we are unable to consider current residents of the property for this position. Must live within 30 miles of the property and have reliable transportation. If relocating, relocation must be completed prior to start date.
700 Broadway Apartments, 59‑unit mid‑rise apartment community built in 2003. Vantage Park Apartments, 91‑unit mid‑rise apartment community built in 1999. Kinect at Broadway - 140‑unit mid‑rise apartment community built in 2020. Kinect at Lynnwood, 239‑unit mid‑rise apartment community built in 2021. Kinect at Shoreline - 240‑unit midrise lease up community scheduled to open in 2024. Enso - 316‑unit midrise lease up community scheduled to open in 2026. The Kinect @ Burien apartments, a 230‑unit mid‑rise apartment community built in 2023.
Pay Range: $38.50 to $43.50 / Hour * Bonus Incentives include: Monthly Leasing Bonuses! Competitive medical, dental, and vision benefits. Employer pays 85% of employee’s premium. 401k contribution opportunity with an annual company match. Paid sick leave accrual equivalent to 1.33 hours for every 30 hours worked (~11 days per year). Paid vacation starting at two weeks and increasing with tenure. 11 paid holidays, including 2 personal holidays of your choice.
Must be able to exemplify and exercise discretion and sound independent judgment to evaluate quality of work. Assist in getting units “rent ready”. Abide by safety requirements at all times. Safely use chemicals and equipment as part of everyday duties. Maintain grounds, work and storage areas and dumpster areas on a daily basis to ensure curb appeal up to company standards. Paint and clean as needed to ensure timely unit turnover. Ensure lawns are mowed and trimmed and entryways, walkways and driveways are blown and free of debris. Ensure equipment is serviced on a regular basis to maintain safe operations. Must be able to be on‑call for emergencies or snow removal. Maintain and enforce all company policies and procedures as established in the Operations Manual. Must be able to clean units as needed.The responsibilities above are not all‑inclusive.
