Position Details

Title: Floating Maintenance Technician

Location: Traveling throughout our California Property Portfolio

Compensation: $23-25 per hour (Depending on Experience)

Position Summary

Seeking a skilled and dependable Floating Maintenance Technician to support multiple properties across a designated region. This role involves filling in at communities where support is needed, requiring travel between locations. Responsibilities include general maintenance, capital projects, preventative care, and service response. Flexibility, reliability, and skills in HVAC, plumbing, electrical, and carpentry are essential.

Essential Functions
Travel-Based Property Support
  • Travel between properties within the region to provide maintenance coverage
  • Adapt to varying property layouts and community needs
  • Coordinate with Property Managers and Supervisors
General Maintenance & Repairs
  • Perform HVAC troubleshooting, electrical, plumbing, and appliance repairs
  • Complete tasks thoroughly and on time
  • Respond to service requests and emergencies
  • Support capital projects and initiatives
Property Condition & Curb Appeal
  • Conduct routine property inspections
  • Maintain exterior areas and groundskeeping duties
Resident & Team Relations
  • Maintain professionalism and a service-oriented attitude
  • Communicate work updates clearly
Qualifications
Experience & Certifications
  • Minimum 2 years of apartment maintenance experience
  • EPA Universal or Type I/II certification for HVAC
  • Valid driver’s license and willingness to travel
  • Own basic maintenance tools
Skills & Competencies
  • Knowledge of maintenance procedures including HVAC, plumbing, electrical, carpentry, and appliances
  • Problem-solving and quick assessment skills
  • Time management and attention to detail
  • Adaptability and teamwork skills
  • Familiarity with property management software (preferred)
Physical & Work Environment

Requires physical labor, working indoors and outdoors, traveling daily, and using tools and PPE. Ability to lift up to 50 lbs., work in various weather conditions, and be punctual for after-hours emergencies is necessary.
