Floating Maintenance Technician
Location: California Portfolio
Compensation: $23-$25 Per Hour
Position Summary
As a Floating Maintenance Technician, you will provide essential maintenance support across multiple properties, ensuring that all systems operate efficiently and properties maintain high standards of cleanliness, safety, and functionality. You will assist existing onsite maintenance teams and step in when roles are open or transitioning, helping to maintain a seamless maintenance operation. Key Responsibilities
- Support multiple properties by performing general maintenance and capital-related tasks.
- Ensure peak performance of all systems, including mechanical, electrical, plumbing, and HVAC.
- Complete projects and tasks thoroughly, accurately, and within established deadlines.
- Identify and resolve maintenance issues promptly and efficiently.
- Conduct routine inspections of the community, ensuring pathways, stairways, common areas, and exterior grounds remain clean and free of hazards.
- Respond to emergency maintenance requests and provide after-hours on-call coverage as scheduled.
- Maintain the exterior and interior appearance of buildings, amenities, and common areas.
- Uphold safety standards by addressing hazards such as faulty lighting, trip hazards, pool gate issues, and other safety concerns.
- Work collaboratively with onsite teams, vendors, and management to ensure seamless operations.
- Maintain regular and predictable attendance and punctuality.
Requirements
- Education & Experience:
- Minimum of 2 years of apartment maintenance experience.
- Valid EPA/Universal certification required.
- Experience using small hand tools, gas-powered tools, blowers, power washers, and general maintenance equipment.
- Skills & Abilities:
- Strong troubleshooting and problem-solving skills.
- Ability to work independently while managing multiple tasks effectively.
- Excellent attention to detail and commitment to quality work.
- Strong customer service mindset with a courteous and professional approach.
PHYSICAL DEMANDS & WORK ENVIRONMENT
- Ability to lift and carry up to 50 lbs.; two-person lift required for heavier loads.
- Frequent walking, bending, stooping, kneeling, and climbing ladders.
- Working in hot, cold, and damp environments.
- Use of maintenance equipment, including leaf blowers, power washers, ladders, scrub brushes, and cleaning solvents.
- Manual dexterity to handle tools and perform maintenance tasks efficiently.
- All maintenance team members are required to have and maintain their own tools.
