Job summary

Investment Property Group is seeking a Floating Maintenance Technician to support multifamily communities in Minneapolis and Burnsville. You’ll respond to service requests, perform repairs, and maintain buildings, grounds, and amenities to high standards.

The role includes after-hours on-call rotation and a team-driven, resident-focused approach. Minimum 1+ year experience in a similar setting is required; candidates must have plumbing/HVAC/appliance repair knowledge, own hand tools, and a valid

Qualifications

  • 1+ years’ experience as a Maintenance Technician at a multifamily community of 100+ units.
  • Experience with plumbing, HVAC, and appliance repairs (stoves, refrigerators, washers, dryers).
  • Must supply own hand tools and use them safely on site.
  • Valid driver’s license and reliable transportation.

Responsibilities

  • Complete assigned work orders and preventative maintenance on the property, diagnosing defects and making repairs per policy and safety standards.
  • Access and track materials, supplies, and tools from the maintenance dept; notify supervisor on re-order needs.
  • Perform general community and facilities maintenance with minimal supervision, ensuring quality and efficiency.
  • Promote positive resident relations and handle resident interactions with fairness and consistency.
  • Assist with inspections and daily upkeep of common areas to identify maintenance needs.
  • Follow a preventative maintenance schedule and contribute to occupancy goals.
  • Support management with developing and communicating more efficient maintenance methods.
  • Participate in after-hour and emergency coverage rotation.

  • Salary: $32.00 - $36.00 per hour, depending on qualifications, education, and prior experience
  • Schedule: Monday – Friday; 8am – 5pm + ability to participate in after hour emergency on-call rotation schedule

Position Summary:

We are seeking a dedicated Floating Maintenance Technicianto join our team and provide exceptional maintenance support at multifamily communities located inMinneapolis, MNandBurnsville, MN. As a part of a community-focused team, you will play a vital role in serving residents with care, responding to service requests promptly and professionally, and take pride in maintaining the property to the highest standards. This position involves performing technical and mechanical work that ensures the physical appearance of the buildings, grounds, amenities, and common areas of the property meet the Company's standards for cleanliness, appearance, safety, and overall functionality.

How you will make an impact:
  • Represent Investment Property Group in a positive and professional manner at all times.
  • Complete assigned work orders and preventative maintenance on the property by diagnosing the source of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
  • Perform general community and facilities maintenance under minimum supervision in a manner that meets optimum quality and efficient production.
  • Promote positive, proactive resident relations by demonstrating fair, and consistent treatment during all resident interactions.
  • Assist with inspections and upkeep of the property and all common areas daily to detect maintenance problems that require attention.
  • Follow a preventative maintenance schedule.
  • Contribute to the achievement of occupancy goals and promote quality living experience for residents by effectively performing maintenance tasks
  • Serve as a resource for management and assistant in the development and communication of more efficient methods of maintaining the apartment community
  • Participate in after-hour and emergency coverage rotation schedule.
Qualifications & Requirements:
  • 1+ years’ experience as a Maintenance Technician at a multifamily community of 100+ units.
  • Strong interpersonal skills with the ability to foster positive relationships with residents and collaborate effectively with team members.
  • Superior customer service, attention to detail, time management, and problem-solving skills.
  • Must be able to respond to after-hour emergencies as needed and participate in on-call rotation schedule.
  • Experience and knowledge of plumbing, HVAC, and appliance repairs (stoves, refrigerators, washer, dryers, etc.).
  • Employees must supply their own hand tools and possess knowledge and skills in the safe use and maintenance of hand tools, power tools, mechanical equipment and measuring devices.
  • Strong communication skills and works well as a team.
  • A positive attitude.
  • A valid driver's license.
