Job description

Floating Maintenance Technician

Salary: $25 to $27 per hour

Responsibilities
  • Perform maintenance repairs including electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as directed by state guidelines.
  • Carry out general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window and glass repair, door and lock repair, and ceramic tile repair.
  • Conduct proactive preventive maintenance such as siding, painting, lighting, sprinkler, pool, golf-cart, elevator, and other equipment upkeep.
  • Maintain the work order system by verifying that all orders are completed on time to company standards and resident satisfaction.
  • Inspect property grounds, buildings, and common area amenities to maintain safety and cleanliness, and identify issues that require maintenance, repair, or replacement.
  • Assist with property emergencies such as snow removal, inclement weather, fires, and floods.
  • Communicate promptly with maintenance leadership regarding all maintenance issues.
  • Observe and promote safety and risk management in compliance with local, federal, state, and company rules and regulations.
  • Participate in emergency on‑call/after‑hours maintenance assignments, adhering to established response times and addressing emergency issues appropriately.
  • Promote customer satisfaction by maintaining high standards of cleanliness and curb appeal and interacting courteously and professionally with current and potential residents at all times.
  • Foster a positive, collaborative relationship with residents, other properties, and associated agencies.
  • Maintain a professional demeanor and appearance at all times, promoting the same throughout the team.
  • Adhere to all components of the company risk management program.
Education & Experience
  • High school diploma or equivalent.
  • At least one year of experience in the property management industry or a directly related field.
  • Proficient general maintenance and general carpentry skills.
Skills & Requirements
  • Valid driver’s license, clean driving record, and current auto insurance.
  • Ability to read, write, and understand English.
  • Proficiency with general office equipment such as telephone, fax machine, printer, copier, and key‑track system.
  • Excellent customer service and interpersonal skills with the ability to relate to others.
  • Strong organizational and time‑management skills.
  • Ability to multi‑task.
  • Ability to perform basic mathematical functions.
  • Ability to cope with and defuse situations involving angry or difficult people.
  • Ability to maintain confidentiality.
  • Professional appearance, complying with the prescribed uniform policy.
  • Compliance with all safety requirements.
  • Requirement to complete and successfully pass Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.
