Overview

Job Title: Floating Maintenance Supervisor

Salary: $35 to $40 per hour

Responsibilities

• Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make-ready standards are met.
• Review and track progress of service requests and identify chronic maintenance issues.
• Respond to maintenance related issues in a timely manner as outlined in Avenue5 Policy and Practices document while maintaining a professional demeanor.
• Perform maintenance functions including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance as dictated by state guidelines.
• Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
• Perform proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, elevator and more.
• Ensure work orders are completed in a timely manner to company standards and resident satisfaction.
• Conduct daily inspections of property grounds, buildings, and common area amenities to maintain safety and cleanliness and identify maintenance needs.
• Oversee and assist with management of property emergencies (e.g., snow, fires, floods) and communicate issues to the maintenance supervisor and property manager.
• Promote safety and risk management in accordance with applicable rules and regulations.
• Assist with on-call maintenance to meet response times and participate in on-call rotation as necessary.
• Maintain high standards of cleanliness and curb appeal and interact professionally with residents and prospects.
• Foster positive relationships with residents and other properties and agencies.
• Conduct pre-move in and post-move out inspections and ensure timely completion of quality unit turns.
• Mentor maintenance team and maintain professional demeanor and appearance.
• Administer the company risk management program and complete special projects as assigned.
• Coordinate with suppliers and contractors to ensure compliance with company policy.
• Work with the property manager to ensure team and property comply with all policies and standards.
• Walk property weekly with property leadership to address challenges and operations.
• Monitor maintenance costs and contribute to budget planning.
• Other duties as assigned by property leadership.

Education And Experience

• High school diploma or equivalent is required.
• At least three years of experience in the property management industry or a directly related field.
• Possess general maintenance and carpentry skills.

Skills And Requirements

• Must maintain a valid driver’s license, clean driving record and current auto insurance.
• Ability to read, write and understand English.
• Ability to use general office equipment (telephone, fax machine, printer, copier, key track system).
• Excellent customer service and interpersonal skills with the ability to relate to others.
