Job summary

Bell Partners seeks a Floating Maintenance Manager to support multiple communities in the designated market. You will oversee interior and exterior maintenance, coordinate vendors, and prepare apartments for new residents while promoting safety and quality standards.

Responsibilities include recruiting and supervising maintenance staff, conducting performance reviews, and ensuring OSHA compliance. This role requires travel across properties and a strong commitment to Bell Core Values.

Qualifications

  • High school diploma or equivalent required; supervisory experience preferred.
  • EPA 608 Type I/II and CPO certifications required.
  • HVAC, plumbing, electrical, and basic carpentry knowledge expected.

Responsibilities

  • Maintain interior/exterior at multiple properties in designated market.
  • Respond to resident maintenance requests and coordinate vendor services.
  • Prepare apartments for new residents and ensure safety compliance.
  • Recruit, train, and supervise maintenance staff; perform regular appraisals.
  • Attend safety trainings and maintain Community Compliance Manual.

The Floating Maintenance Manager will respond to daily maintenance requests, prepare apartments for new residents, and respond to survey requests by Community Managers and leadership teams. As a Floating Maintenance Manager, you are key in keeping our properties to the high standards our residents come to expect from living at Bell.

This position does not have a single designated worksite. Instead, this position is expected to travel between and perform work at multiple properties within a designated market or region. As a Floating Maintenance Manager with Bell, you will oversee interior and exterior maintenance, repairs, and grounds for the beauty, safety, security, and well-being of multiple assigned properties within the position’s designated market or region.

Your responsibilities will include recruiting, hiring, training, and supervising all maintenance associates and conduct regular performance appraisals. You will also provide feedback to associates with the assistance of the Community Manager.

What you’ll do to make a difference:

  • Ensure that the community and its grounds are in good repair and provide a safe and attractive environment for residents through regular inspection
  • Maintain grounds, and coordinate lawn service and other outdoor grounds service from approved vendors as needed
  • Set up and maintain the Community Compliance Manual for the community according to specifications
  • Respond to all repair requests and maintenance concerns from residents and staff
  • Prepare apartments for new residents
  • Ensure proper removal and disposal of trash
  • Ensure that all maintenance items are kept in a safe area to prevent injuries
  • Attend regular meetings/training programs and follow all safety/OSHA requirements
  • Maintain availability to residents, management, and staff on a regular predictable basis

What you bring to our team:

  • Understanding of and alignment with Bell Core Values
  • High School degree or equivalent required
  • 2-5 years of previous maintenance experience in multi-family housing preferred
  • Personnel supervisory experience
  • EPA 608 Type I and Type II certifications, along with a current Certified Pool Operator (CPO) certification, is required
  • Understanding and ability to repair HVAC, plumbing, electrical, basic carpentry, and mechanical systems
  • Proficiency in computer skills such as Ops Technology, e-mail
  • Excellent oral and written communication skills
  • Availability to work weekdays, evenings, and weekends
  • Regular attendance and punctuality
  • Physical requirements of the job: Walking, bending, reaching, climbing, and lifting to 80 lbs. Ability to work with mechanical and electrical equipment, as well as hazardous materials
  • Must be comfortable with heights and moving heavy objects

Compensation Range Annual Salary: $85,000.00 - $95,000.00 Incentive compensation opportunities are available and are performance based.
