Job summary

Peak Living is seeking a Leasing Specialist with LIHTC experience to support community operations under the Community Manager. You will handle leasing tasks, show units, process applications, and ensure tax credit requirements are met while helping to maximize revenue and resident satisfaction.

The role requires at least three years of onsite leasing experience, a high school diploma, and English communication skills; preferred certifications include HCCP and COS.

Qualifications

• Minimum of three years’ onsite leasing experience in multi-family housing or similar.
• High school diploma or equivalent.
• Housing Credit Certified Professional (HCCP) designation preferred (LIHTC).
• Certified Occupancy Specialist (COS) designation preferred (Section 8).
• 1 year of LIHTC experience.
• Must be able to communicate in English.

Responsibilities

• Support customer service and leasing responsibilities, including telephone marketing, greeting prospects, gathering information, setting appointments, showing units, generating quotes, closing and securing deposits, and assisting with rental applications.
• Ensure all tax credit requirements are followed.
• Prepare paperwork for new and renewal lease agreements.
• Insert renewal rates as approved and deliver renewal letters to secure renewals.
• Review resident files and accounts to determine unpaid or late fees; communicate with residents and assist in delinquencies.
• Assist the Community Manager with resident activities, newsletters, and retention efforts.

Overview

Under the direction of the Community Manager, the Leasing Specialist supports and assists with all aspects of the community operations.

Responsibilities

• The Leasing Specialist supports and participates in fulfilling the customer service and leasing responsibilities Uphold leasing and marketing standards including telephone marketing, greeting prospective residents, gathering prospect information, setting appointments, showing ready and model apartments, generating quotes, closing, and securing deposits, and assisting the prospective residents with rental application completion and credit verification.
• Ensure all tax credit requirements are followed.
• Assist in preparing all paperwork specific to new and renewal lease agreements.
• Insert lease renewal rates as approved by Community Manager and assists in delivery of renewal letters to secure lease renewals.
• Review resident files and accounting records to determine unpaid and/or late fees owed, communicate with residents regarding outstanding balances, implement procedures for collecting on delinquencies, and enforce the lease to maximize revenue.
• Assist the Community Manager in organizing community resident activities, preparing newsletters, and maintaining resident loyalty and retention.

Qualifications

• A minimum of three (3) years' experience as an onsite Leasing Consultant in multi-family housing, hospitality or similar.
• A high school diploma or equivalent.
• Housing Credit Certified Professional (HCCP) designation preferred (for LIHTC)
• Certified Occupancy Specialist (COS) designation preferred (for Section 8)
• 1 year of experience in LIHTC communities.
• Must have the ability to communicate in English.
