Job description

WinnCompanies is looking for a Floating Leasing and Marketing Specialist to join our team located in Boston, MA.

We are seeking a sales-minded individual with high energy, the ability to connect with others, and a focus on sales execution. You will perform day-to-day lead management and leasing and marketing activities for new construction/lease-up communities across the portfolio, especially in the Northeast/South Central markets.

You will manage leads in the CRM platform, conduct local outreach and networking, and plan and host marketing and open house events. A key focus is converting leads to leases, managing application paperwork, move-in planning, and lease renewals.

The candidate will provide outstanding service to customers, residents, and clients, maintain high occupancy and rents, and support new property launches with administrative projects.

This is an onsite, 40-hour/week position with a 75% travel requirement. Typical hours are Monday to Friday, 8:00AM to 5:00PM, with occasional evenings and weekends.

Responsibilities
  1. Engage with prospective and current residents to maximize occupancy, generate traffic, conduct tours, qualify prospects, and follow up on leads.
  2. Prepare lease documents, complete move-in procedures, maintain databases, and ensure tour routes and amenities meet standards.
  3. Deliver exceptional customer service to residents.
  4. Implement WinnCompanies programs, processes, and policies for residents.
  5. Handle resident service requests.
  6. Manage campaign tasks, floorplan inventory, and rent setting; update advertisements based on construction milestones.
  7. Oversee the marketing document library for accuracy and consistency.
  8. Build relationships with local businesses, employers, and brokers to generate new business and stay informed on local trends.
  9. Plan and facilitate onsite or offsite events for various audiences.
  10. Stay updated on federal, state, and local regulations and programs.
Requirements
  • Bachelor's degree in business, sales, or marketing.
  • Less than 1 year of relevant experience.
  • Strong verbal and written communication skills.
  • Proficiency with Microsoft Office.
  • Excellent customer service skills.
  • Ability to manage multiple tasks.
  • Willingness to travel up to 75%.
  • Valid driver's license and meet company driving standards.
Preferred Qualifications
  • NALP Certification.
  • Bilingual in English and Spanish.
  • Knowledge of RealPage, Knock CRM, and social media platforms.
  • Experience in property management, hospitality, sales, or retail industries.
