Qualifications

  • Understanding of lease terms, enforcement, and collections.

Responsibilities

  • Contribute to a streamlined customer experience via phone, email, or other channels.
  • Review and process onsite operating expenses; reconcile, code, and communicate with vendors and clients.
  • Inform residents about account balances and implement delinquency procedures.
  • Support lease enforcement and possession procedures with proper notices and legal coordination.
  • Complete final accounting procedures to ensure accurate billing and minimize damages liability.
  • Coordinate setup of new vendors and service providers; resolve invoice disputes and issue payments.
  • Review utility charges and address unit-level discrepancies with onsite teams.
  • Assist with move-in/out, renewals, audits, and other resident lifecycle tasks.
  • Respond to inquiries promptly to promote resident satisfaction and retention.

JOB DESCRIPTION SUMMARY

The Floating Community Support Specialist supports the Company’s goals related to the financial facets of onsite operations by completing accounting, bookkeeping and other financial responsibilities related to assigned portfolio of communities. Additionally, the Floating Community Support Specialist will prepare financial close out, ensure accuracy and process all payables, and will be responsible for resident and vendor communication and related accounting and financial transactions as necessary.

The Floating Community Support Specialist is a team member on Greystar’s centralized Resource Center team and is responsible for supporting various portfolios of communities and projects within the Resource Center.

Yardi experience is preferred for this opportunity.

JOB DESCRIPTION
  1. Contributes to and facilitates an optimized consumer experience in a virtual environment via phone, email, or other technologies.
  2. 2. Conducts detailed reviews and processes onsite operational expenses for payment by reconciling work performed, confirming receipt of goods, and coding expenses to appropriate Chart of Account codes. Additional, manages communication between the vendor/contractor, accounting, and the client/owner as needed.
  3. 3. Communication with residents regarding account balances, implements procedures for collecting on delinquent accounts, and enforce lease contracts to maximize revenue.
  4. 4. Follows the Company’s established procedures related to regaining possession of apartments by following proper notice requirements, filing of documents with legal representation. Ensuring proper communication and coordination of the processes for representation in court with local onsite teams and legal counsel.
  5. 5. Detailed review and completion of final accounting procedures to ensure accurate billing and minimize liability of damages to communities.
  6. 6. Conducts detailed reviews and processes onsite operational expenses for payment by reconciling work performed or products purchased, codes expenses to appropriate Chart of Account codes, and manages communication between the vendor/contractor, accounting, and the client/owner as needed.
  7. 7. Coordinates setting up new vendors, contractors, and other service providers for payment, contacts vendors and others as needed to research and resolve invoice and payment disputes and issue payments.
  8. 8. Reviews utility billing resident charges to ensure accuracy and coordinates with onsite teams to address unit level discrepancies.
  9. 9. Assists with administrative paperwork within the resident lifecycle to include but not limited to move-in and move- out procedures, resident renewal processes, resident file audits, resident insurance audits, and other administrative tasks as necessary.
  10. 10. Promotes resident satisfaction and retention by responding to questions and requests in a timely manner, and taking appropriate action to resolve and address resident account related issues.
Knowledge, Skills, Abilities:
  • College degree in related field, and/or equivalent combination of education and experience is preferred.

  • Strong proficiency in using property management software systems (Yardi experience preferred).

  • Minimum of one year of accounting, property management, or other related experience preferred.

  • Employment history that demonstrates the application of property management, accounting, and customer service background sufficient to assist in managing the day-to-day operation of an apartment community, resolve customer complaints and issues, and complete financial records, documents, and reports.

  • Demonstrated ability to read, write, and communicate effectively to comprehend and complete legal documents, and answer questions about the property’s financial operation.

  • Demonstrated understanding of property operations and, in particular, of lease terms and lease enforcement, including collections/delinquency management.

  • Demonstrated proficiency in Internet, word processing, spreadsheet, and database management programs in order to complete required reports and employment documents.

  • Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages in order to validate and calculate payment information.
