AAA Sahbudak Property LLC is a licensed property management firm based in Orange Park, Florida, managing single-family homes, multi-family properties, and condominiums across Clay and Duval counties. We run a transparent operation: zero markup on maintenance, 99% on-time rent collection, and owner statements that actually reconcile. We're small enough that your work is visible and large enough that it matters.

The role

We're hiring a Financial Controller to own the accounting function and, more importantly, to own the controls around other people's money.

Property management is not ordinary corporate accounting. Most of the cash that moves through this company isn't ours. It belongs to owners and residents until the moment it doesn't, and Florida treats escrow handling as a licensing matter, not an accounting preference. A reconciliation break here isn't an audit finding to clean up next quarter. This role exists so that one senior person is accountable for that line never being crossed.

You'll lead the accounting team, own the close and the financial statements, design the controls that keep trust and operating funds properly segregated, and be the person our CFO relies on to know the numbers are right before they're used to make a decision.

This is a build seat as much as a maintenance one. Our processes work, but they were built as we grew. We want someone who will document them, strengthen them, and leave behind a function that doesn't depend on any one person's memory.

The position is fully remote and open to candidates anywhere in the United States. We ask for meaningful overlap with Eastern time.

What you'll do

• Own the monthly, quarterly, and annual close across the management company and property entities
• Own trust and escrow account compliance, including three-way reconciliations and segregation from operating funds
• Design, document, and enforce internal controls, including segregation of duties across the accounting team
• Prepare and review the full financial statement package, and stand behind its accuracy
• Lead and develop the accounting team, reviewing work before it reaches the financials or an owner
• Own owner-facing reporting integrity, including statement accuracy and disbursement controls
• Partner with the CFO on budgeting, forecasting, cash management, and pricing analysis
• Manage the year-end audit and tax preparation package, and serve as the primary contact for our CPA
• Prepare the firm for regulatory or escrow examination, and respond if one comes
• Maintain the chart of accounts and accounting policy as the portfolio grows
• Identify financial and compliance risk early, and elevate it with a recommendation attached

What we're looking for

• 10+ years of progressive accounting experience, including 3+ years as a Controller, Assistant Controller, or equivalent
• Bachelor's degree in Accounting, Finance, or a related field
• Demonstrated ownership of a full close cycle and complete financial statement package
• Direct experience with trust, escrow, or other fiduciary account reconciliation
• Proven experience designing and documenting internal controls and segregation of duties
• Multi-entity accounting experience, including intercompany reconciliation
• Experience supervising accounting staff and reviewing their work
• Experience owning an external audit or tax preparation package
• Advanced Excel, plus working command of QuickBooks or comparable accounting software
• The judgment to tell leadership something they don't want to hear, with the numbers to back it

Nice to have

CPA

• Experience in property management, real estate, or another trust accounting environment
• Familiarity with property management software such as AppFolio, Buildium, Propertyware, or Rent Manager
• Working knowledge of Florida Statute 83.49 and escrow handling requirements
• Experience preparing for or responding to a trust account audit or regulatory examination
• Track record of building an accounting function rather than inheriting one

Compensation and benefits

• $130,000 to $155,000 per year, based on experience
