Job summary

CyrusOne, a leading data center provider, seeks a Financial Analyst in Dallas to build underwriting models and provide analytical support across corporate finance and investments. The role collaborates with sales and leadership to ensure deals meet financial thresholds.

The ideal candidate has 1–2 years in commercial finance, strong Excel skills, and familiarity with real estate/infrastructure markets. This is a hybrid role based at the Dallas headquarters.

Qualifications

• Bachelor’s degree in Finance, Accounting, or a related field.
• Master’s degree or CFA is a plus.

Responsibilities

• Build financial models to support various types of customer underwriting.
• Collaborate with sales, financial leadership, and customers to ensure deals meet internal thresholds.
• Project operating expenses and capital expenditure timing using financial and business acumen.
• Coordinate with operations/construction leadership on inventory positions and inflation impacts in analyses.
• Model business cases for land and power acquisition opportunities.
• Prepare materials for Senior Management, investors, and lenders.
• Track financing terms for underwritings and compare to actuals after deal completion.
• Monitor macroeconomic and market indicators in real estate.
• Assist with data collection, synthesis, and forward-looking modeling for strategic initiatives and asset management.
• Perform ad hoc reporting for Investment and Capital Markets initiatives.

The Financial Analyst will be responsible for providing financial modeling and analytical support for corporate finance and investment opportunities. The position liaisons with key internal stakeholders to maximize revenue, project cash flows and optimize return on investment. The successful candidate can balance the urgency demanded by customers and internal stakeholders by having a solid understanding of financial modeling, industry fundamentals and a strong work ethic.Essential Functions:Build financial models to support various types of customer underwriting. Collaborate with sales, financial leadership, and customers as needed to ensure new deals achieve internal financial thresholds. Apply financial and business acumen to project operational expense and capital expenditure timingCoordinate with operational and construction leadership to incorporate current inventory positions and projected inflation impacts into financial analysisCoordinate with operational leadership to model business cases for land and power acquisition opportunitiesAssist in the preparation of presentation materials for the Company’s Senior Management Team, current and/or potential investors, and current and/or potential lendersTrack key customer and financing terms for approved underwritings and compare to actuals following deal completionTrack macroeconomic and market-specific performance indicators within the real estate market. Assist with collection, synthesis, and modeling of forward-looking data in support of strategic initiatives, capital allocation and asset management decisionsPerform a variety of ad hoc reporting, assisting Investment and Capital Markets initiativesMinimum Requirements:Strong work ethic, self-starter with a strong sense of ownershipExtremely well-developed analytical abilities, problem-solving skills, and attention to detailStrong interpersonal skills as well as excellent communication skills and an ability to engage with individuals at various levelsFlexible, adaptable, and calm under tight deadlines; ability to handle multiple projects concurrentlyHigh proficiency in Excel. Knowledge of the data center and/or real estate industry is a plus.Education: This position requires a Bachelor’s Degree in Finance, Accounting, or a related field. Master’s Degree or CFA is a plus.Work environment: Hybrid office environment with a minimum of three days per week in-office attendance.
