Macdonald & Company has partnered with a privately held real estate investment and development firm with a diversified portfolio across commercial and residential property types. The platform is active across multiple stages of the investment lifecycle and combines investment analysis, development, active asset management and operations within a collaborative, hands-on environment.
The Opportunity
The firm is seeking a Financial Analyst to evaluate new real estate investments and provide analytical support across its existing portfolio. The position combines acquisition underwriting, development and value-add analysis, asset-level forecasting and decision support for senior leadership. It is well suited to an analyst who wants broad exposure across property types and across the full investment lifecycle.
Key Responsibilities
- Build, audit and maintain detailed Excel models for acquisitions, development and redevelopment, ongoing operations, financing, recapitalizations and dispositions.
- Underwrite office, retail, multifamily, condominium and mixed-use opportunities, including cash flow projections, debt and equity structures, return metrics, scenario analysis and sensitivities.
- Review rent rolls, leases, historical financials, budgets, capital plans, market data and third-party reports as part of investment and asset-level diligence.
- Create and update ARGUS Enterprise models for lease-intensive commercial assets, where applicable.
- Support investment committee memoranda, lender and investor materials, business plans and executive reporting with clear, decision-ready analysis.
- Track asset performance against underwriting, annual budgets and current forecasts; investigate variances and identify emerging risks and opportunities.
- Assist with periodic valuations, hold or sell analysis, refinancing and recapitalization scenarios, and other strategic reviews.
- Coordinate with acquisitions, development, asset management, accounting, operations and external partners to gather inputs, test assumptions and maintain accurate information.
- Perform market, comparable and portfolio research, and respond to ad hoc analytical requests from senior leadership.
Experience and Qualifications
- 1+ years of relevant financial analysis or underwriting experience within commercial real estate investment, acquisitions, development, lending, appraisal, valuation or transaction advisory.
- Meaningful exposure to multiple property types, with experience spanning office, retail, multifamily and condominium projects strongly preferred.
- Advanced Excel capabilities, including the ability to construct a real estate cash flow model from the ground up and clearly explain its assumptions and outputs.
- Strong command of real estate finance concepts, including discounted cash flow analysis, IRR, equity multiple, cap rates, debt sizing, leverage and sensitivity analysis.
- ARGUS Enterprise experience is preferred, particularly for office and retail underwriting.
- Bachelor's degree in finance, real estate, accounting, economics or a related discipline.
- Strong attention to detail, sound judgment, clear written and verbal communication, and the ability to manage competing priorities under deadline.
- Candidates currently based in South Florida are strongly preferred.
