Qualifications

• Experience as the sole finance person, second-in-command, or head of a small in-house team.
• Small-company background; not from large corporates.
• 5–12 years in finance or accounting across multiple entities and tax jurisdictions.
• Strong commercial judgment in reviewing invoices before signing off.
• Persistence to chase unresponsive counterparties.
• Precise written English and fluency with AI tools.
• ACCA/CIMA finalists or recently qualified candidates are welcome, qualification helpful but not essential.

Responsibilities

• Design and manage a cross-border compliance calendar with external accountants.
• Manage relationships with external accountants and advisors, including fees.
• Build the accounting infrastructure, chart of accounts, and monthly reporting pack.
• Oversee banking relationships across jurisdictions.
• Recruit and manage your first direct report from month three.
• Oversee backlog of asset disposals and entity wind-downs across countries.

Beyond EQT Real Estate Development Ltd (Cyprus) is hiring for the wider group it's part of. The group spans real estate development and contracting, software development and business intelligence, and a private investment holding company, with entities across four countries and a fifth on the way.

This is a role about building something from the ground up, not managing an existing setup. If you've overseen a fifteen-person finance team before, this will feel like a step down in scale. Right now, there's no real finance function external accountants handle filings in each country, and the founder covers everything else himself. Your job is to build the function and grow with it.

The founder has genuine hands-on knowledge of cross-border structuring and international tax, and is willing to invest time mentoring someone who proves they're worth it. That mentorship is central to the role. The Group Finance Manager title isn't given upfront you grow into it.

WHAT YOU'LL BUILD:

• The compliance calendar spanning every entitybriefing external accountants in each country, reviewing their work, and making sure deadlines are never missed. You'll also design this process from scratch for any new entity.
• The relationship with external accountants and advisors, fees included.
• The accounting infrastructuresystem, chart of accounts, and a single monthly reporting pack the founder can use to make decisions.
• Banking relationships spanning multiple jurisdictions.
• Your first hire,a direct report you'll recruit and manage starting in month three.

You'll also inherit a backlog of stalled asset disposals and entity wind-downs across several countries, and be responsible for pushing them through to resolution.

WHAT YOU'LL NEED:

• Experience as the sole finance person, second-in-command, or head of an in-house team of six or fewer.
• A small-company background,a career spent exclusively at large organizations won't translate well here.
• 5–12 years in finance or accounting, spanning multiple entities and tax jurisdictions.
• Sound commercial judgment, you investigate what's behind a costly-looking invoice before signing off on it.
• The persistence to keep chasing an unresponsive counterparty, even by the fourth attempt.
• Precise written English and genuine fluency with AI tools.
• ACCA/CIMA finalists or recently qualified candidates are welcome,a qualification is helpful but not essential.
