Job summary

American Homes 4 Rent LP is seeking a Field Technician to expedite tenant turns and uphold property quality across a portfolio of single-family homes. The role includes coordinating move-outs, inspecting contractor work, and assisting with property condition assessments.

The position requires a high school diploma or GED, 2 years of residential maintenance (or 5 years experience in lieu of education), a valid driver’s license, and OSHA safety knowledge.

Qualifications

• High school diploma or GED required; 2 years residential maintenance, or 5 years exp in lieu of education.
• Familiarity with basic hand tools and power tools.
• Experience with Apple iPad, HVAC, Resco, and CRM systems preferred.
• Valid driver’s license required.
• EPA Certification or HVAC Type II Certification preferred.
• Microsoft Office (Word, Excel, Outlook) proficiency.
• OSHA safety knowledge required.
• Excellent verbal and written communication, time management, and problem‑solving skills.
• Multitasking, discretion and independent judgment, team work.
• English proficiency, basic measurement/calculation, lift/carry up to 300 lbs.
• Capable of operating a vehicle and climbing ladders for tasks like tree trimming/roof debris removal.

Responsibilities

• Maintain property inventory by conducting tenant turns, move-out inspections, and overseeing contractor work.
• Coordinate tenant move-out processes, including physical move-outs, key exchanges, property condition assessments, and report completion.
• Inspect work by contractors to ensure it meets specifications and company standards.
• Attend eviction property set-outs and eviction hearings as needed.
• Perform self-work at properties using tools and ladders, following established processes and guidelines.
• Provide troubleshooting support for plumbing, garage door, irrigation, and electrical issues.
