Job summary

American Homes 4 Rent, L.P. is seeking a Field Technician to support tenant turns and routine maintenance across AMH properties in Ohio. You will perform scheduled repairs, troubleshoot issues, service HVAC systems, and inspect community amenities to uphold safety and quality standards.

The role requires a valid driver’s license, HVAC experience, and proficiency with FieldOne, CRM systems, and Apple iPad. A collaborative, safety‑minded approach is essential to succeed in this on‑site position.

Qualifications

Residential/property maintenance experience preferred.
Two years minimum in related field; five years if no degree.
Valid driver’s license required.
HVAC experience and EPA Type II certification preferred.
Proficiency with hand and power tools.
Familiarity with FieldOne and CRM systems.
Proficiency with Apple iPad and Microsoft Office.
OSHA safety standards knowledge.
Strong problem-solving, planning and organization skills.
Ability to climb ladders and lift up to 50 lbs.

Responsibilities

Perform scheduled home repairs and preventive maintenance during property visits.
Address landlord-responsible maintenance issues reported by residents in occupied homes.
Conduct move-out inspections, manage tenant turns, and monitor contractor work for timelines and quality.
Inspect and maintain community amenities and buildings for cleanliness, safety and functionality.
Order supplies and consumables for assigned sites.
Service HVAC systems, including tune-ups, leak detection, capacitor replacement, and efficiency testing.
Complete repairs on community assets under supervision of NDPM.
Inspect homes and community areas, document maintenance needs, report lease violations.
Support move-out processes: key exchanges, condition assessments, cost estimates for security deposits.
Verify contractor work quality; ensure punch lists are completed promptly.
