Job summary

Soave Enterprises LLC is seeking a Field Operations - Project Manager to oversee land development projects from preconstruction through completion. You will lead field coordination, inspections, and stakeout activities to verify readiness and compliance with plans.

Summary

The Field Operations - Project Manager oversees field operations for residential, mixed-use, and commercial land development projects from preconstruction through project completion. Coordinates and participates in preconstruction meetings, lot walks, geotechnical and special inspections, utility coordination, and construction stakeout activities to verify project readiness and compliance with approved plans. Monitors site conditions throughout construction, ensuring grading, infrastructure, utilities, and vertical development activities are executed in accordance with design documents, regulatory requirements, and project specifications. Coordinates necessary field inspections throughout the development process. Collaborates with builders, contractors, consultants, surveyors, and internal project teams to proactively identify and resolve field issues, maintain site control and construction quality, and support project schedules and budgets. Conducts routine site inspections to monitor construction progress, verify completed work, document deficiencies, and facilitate the timely resolution of field issues. Maintains detailed daily field logs documenting project activities, weather conditions, workforce, equipment, and significant events. Reviews and approves contractor daily work tickets to verify that on-site labor, equipment, and materials accurately reflect work performed and are consistent with project progress, contract requirements, and approved scopes of work. Proactively reports progress and appropriately escalates issues for resolution.

Key Responsibilities

• Implements and manages project schedules, cost projections, project budgets, and resource plans.
• Reviews contract documents, drawings, and specifications to ensure full understanding of project scope.
• Ensures compliance with contract terms and company standards.
• Tracks and forecasts labor, equipment, and material costs.
• Reviews and approves subcontractor and vendor invoices.
• Manages change orders (pricing, negotiation, documentation).
• Monitors production, schedule adherence, and quality control.
• Coordinates necessary field inspections and facilitates resolution of deficiencies.
• Supports field teams with project coordination and problem-solving.
• Ensures materials and equipment are delivered per project schedule.
• Ensures compliance with OSHA, VDOT (if applicable), local, state, and federal regulations.
• Proactively identifies and mitigates project risks. Maintains documentation for claims avoidance and dispute resolution. Supports safety culture and participates in incident review processes.
• Receives and facilitates timely responses to project concerns raised by owners, residents, tenants, builders, agencies, and association representatives.
• Facilitates initial bond release inspections.
• Manages punch list completion.
• Ensures final inspections, as-builts, and project documentation are completed.
• Proactively reports project closeout status.

Work Hours & Location

• Early Hours: Work hours are driven by construction operations, requiring availability as early as 6:00–6:30 a.m. to participate in morning safety/scheduling meetings and coordinate daily crew activities.

Qualifications

• Education & Experience: Bachelor’s degree in Management, Construction, Architecture, Engineering, or a related field, combined with 5+ years of experience managing land development for commercial, residential, and mixed-use projects.
• Technical Knowledge: Deep understanding of the land development lifecycle, construction contracts, budgeting, and scheduling. Ability to read and interpret complex construction plans and drawings.
• Software Tools: Proficiency in construction management tools such as Procore, Bluebeam, or Primavera.
• Core Skills: Outstanding communication, leadership, and problem-solving abilities with a proven track record of stakeholder collaboration.

Work Environment & Physical Demands

• Active Field Exposure: Primarily on-site work involving daily walking of uneven terrain, climbing stairs/ladders, and exposure to active construction environments in various weather conditions.
• Safety Gear: Required use of Personal Protective Equipment (PPE) including hard hats, safety glasses, steel-toed boots, and high-visibility vests.
• Physical Requirements: Occasional bending, kneeling, and lifting/carrying light to moderate loads (up to 20–30 lbs) such as plans, laptops, and testing equipment.
