Job summary

The Storage Group is seeking a Facility Maintenance Manager to oversee KO Storage facilities. This hands-on role collaborates with a District Manager to address repair, upkeep, and safety across sites.

Responsibilities include inspections, routine maintenance, and security tasks, plus coordinating with tenants and vendors. A valid driver’s license and reliable transportation are required to operate across locations.

Qualifications

Field service and maintenance experience with mechanical aptitude.
Ability to troubleshoot, test, repair and service equipment as described.
Clear written and verbal communication skills.
Valid driver's license, insurance, and reliable transportation.
Ability to operate power tools safely.
Access to reliable internet at home and a company-provided printer if needed.
Knowledge of Microsoft Office suite.
Comfort using GoPro, laptop, and cellular devices.
Critical problem-solving mindset and hands-on approach.

Responsibilities

Conduct facility visits to identify maintenance, cleanliness, safety, and security issues and address them with District Manager guidance.
Perform full walk-through reports at assigned facilities to verify unit rental status, delinquency, and maintenance status.
Carry out routine inspections, maintenance, and minor repairs on HVAC systems.
Diagnose and fix minor plumbing issues (pipes, leaks, toilets) and replace components as needed.
Diagnose and fix minor electrical issues (wiring, fixtures, equipment) and upgrade components as required.
Install, upgrade, or replace electrical components as needed.
Perform landscape maintenance (weeding, mowing, trimming, beds, spraying).
Perform snow removal and de-icing to keep pathways safe in winter.
Maintain grounds: trash pickup, sweeping, beds, and other areas as assigned.
Maintain facility security components (doors, locks, gates, cameras).
Support delinquent tenant management process steps where applicable.
Monitor and respond to emails, phone calls, and messages in a timely manner.
Document all site findings and interactions; upload photos/videos to company systems.
Communicate with tenants professionally about issues with units or facilities.
