  • Coordinate and oversee subcontractor activity onsite, holding trades accountable for schedule, quality, and safety.
  • Own quality control processes by performing inspections, managing deficiencies, and driving resolution through Procore.
  • Support project execution by managing phasing plans, turnover sequencing, and unit delivery with a focus on QAQC and unit readiness.
  • Track and drive progress on open items, ensuring timely follow‑up, documentation, and closeout.
  • Partner with the Superintendent to maintain schedule and budget by proactively identifying risks, managing change events, and ensuring accurate documentation.
  • Lead coordination of amenity spaces and high‑detail scopes, ensuring design intent is executed with precision.
  • Utilize Procore to manage inspections, deficiency logs, documentation, and field coordination workflows efficiently.
  • Review drawings and specifications, interpret accessibility and building code requirements, and work through issues with consultants to resolution.
  • Leverage AI tools to improve construction workflows, including document review, meeting summaries, and change analysis.
  • Maintain strong communication with internal teams, consultants, and field partners to ensure alignment and project momentum.
  • Demonstrate ownership, urgency, and accountability across all responsibilities, with consistent follow‑through on commitments.
Bonus Qualifications
  • Ability to effectively apply verbal and written communication skills across multiple audiences.
  • Flexibility to change, able to wear many hats as needed on an active construction site.
Health & Safety
  • Safety training program in place; safety at Carmel Partners is by choice, not by chance.
  • Personal protective equipment is provided for use as required.

  • OSHA 30‑hour Certification; issued in the past three years, and current First Aid & CPR training certificate.
  • Extensive computer knowledge (Windows) and working knowledge of construction and project management software.
  • Must be able to pass a drug screen after a conditional offer of employment is made.
