Job summary

RESICAP, through its ResiHome division, is seeking an On-Site Property Manager for a field-based role in the Georgia market. You’ll be the first contact for prospective and current residents, oversee property and team management, and deliver outstanding service from day one with on-site visits and leasing responsibilities.

Active state real estate licensing is required. You’ll lead tours, handle renewals, coordinate with internal teams, ensure compliance with housing laws, and protect property

Qualifications

• Active State Real Estate License required for state of residence.
• 3–5 years of leasing or property management experience.
• Bachelor’s or Associate’s Degree in Business, Real Estate, or related field preferred.
• Strong customer service and lead conversion skills.
• Excellent organization and multitasking abilities with attention to detail.
• Reliable transportation with valid driver’s license for property visits.
• Knowledge of landlord/tenant laws and fair housing regulations.

Responsibilities

• Serve as the on-site lead, greeting prospects and presenting home features.
• Conduct home tours and guide prospects through leasing and applications.
• Maintain homes and community spaces to brand standards; perform weekly inspections and sparkle cleans.
• Provide exceptional resident services including move-ins/outs and issue resolution.
• Manage past-due balances and address maintenance concerns.
• Optimize property performance by achieving occupancy targets and managing renewals.
• Ensure compliance with Fair Housing, ADA, FCRA, and landlord/tenant laws.
• Coordinate with HOA/code enforcement and internal teams.
• Use CRM and PM tools to track records, follow up with prospects, and complete marketing tasks.
• Monitor market conditions to inform leasing strategy and community outreach.
• Perform move-out inspections and finalize deposits; prepare for turns.
