Job summary

The Building People in Dallas, TX is seeking an experienced Transaction Manager to lead lease acquisition actions, coordinating market analysis, pricing, negotiation, and post-award activities to deliver timely, compliant leasing outcomes.

This upcoming position will function closely with the Leasing Specialist, handling end-to-end transaction leadership from market surveys through award and occupancy milestones, including coordination with agencies, counsel, and brokers.

Qualifications

• Must possess required real estate broker licensure or meet state/local licensure requirements for the location.
• Must have experience performing commercial real estate transactions including tenant or owner representation of similar scope and complexity to GSA lease support.
• Must have working knowledge of the GSA lease acquisition process, lease documents, market survey practices, solicitation procedures, and related policies.
• Must perform core transaction activities such as market analysis, RLP preparation, pricing and funding support, negotiation support, and post-award coordination.
• Must analyze lease offers, rental structures, TI pricing, and other data to support clear Government recommendations.
• Must have strong negotiation, organization, and stakeholder coordination skills to manage multiple milestones and communications.
• Must maintain complete and accurate transaction documentation per contract and GSA standards.
• Must identify project risks and schedule impacts early and support timely resolution for successful task orders.

Responsibilities

• Serve as the primary point of contact for lease acquisition actions and manage from initiation through award and post-award transition.
• Provide day-to-day transaction management aligned with the Leasing Specialist role.
• Conduct market analysis and related research to identify viable locations and acquisition strategies.
• Assist in developing space requirements, acquisition plans, schedules, and solicitation materials.
• Solicit, evaluate offers, analyze pricing, and support leasing recommendations.
• Lead or support negotiations with lessors on rental rates and lease terms.
• Prepare and organize lease documentation and records per contract requirements.
• Coordinate with officials, agencies, counsel, brokers, and stakeholders to resolve issues and maintain momentum.
• Track schedules, milestones, and risks; communicate status and actions.
• Support post-award transition activities through occupancy milestones.
• Identify opportunities to improve efficiency and achieve cost-effective outcomes for GSA objectives.
