Job summary

LVI Associates is seeking a detail-driven Estimator for our St. Paul team.

You will lead the full estimating lifecycle from conceptual budgets through hard bids and GMP proposals across new construction, renovations, and tenant improvements. Ideal candidates have 4–8+ years with a GC, strong experience in federal or commercial markets, and proficiency with Bluebeam, PlanSwift, RSMeans, and similar estimating tools.

Qualifications

4–8+ years estimating experience with a GC focused on building construction (federal and/or commercial).
Delivery of hard bids, negotiated/GMP proposals, and design-assist precon support.
Proficiency with quantity takeoff and estimating tools (Bluebeam Revu, PlanSwift, RSMeans, Sage/Timberline/ProEst/HCSS).
Knowledge of FAR/DFARS, Davis‑Bacon, CSI MasterFormat, drawing/spec standards and procurement methods.

Responsibilities

Lead estimate development from conceptual to 100% CD with CSI MasterFormat divisions.
Prepare sealed bids and proposals for federal agencies including SF 1442 forms.
Develop bid lists, prequalify subs, and manage scope reviews with subcontractors.
Collaborate with Precon/Operations and VDC on scope, means, and model checks.
