Job summary

Definition: Under the guidance of the Maintenance Manager, the Facility Technician will be responsible for providing innovative and low-cost solutions through preventative maintenance and general upkeep of the facility and its grounds.

Distinguishing Characteristics: This is an entry level position in the maintenance department. The incumbent will report to the Maintenance Manager. The incumbent will have no direct reports.

Essential Functions
  1. Makes minor repairs, adjusts and documents such actions for various systems and pieces of equipment operated by the department to include, but not limited to, mechanical pumps, compressors, valves, pneumatic systems, boilers, chillers, air handling units, and steam systems. Activates emergency procedures according to department policy in case of emergency or utility failure to minimize danger to patients, staff and visitors. Maintains equipment and systems operated by the department properly according to policy and procedure to ensure standards of consistent, efficient, and high-quality operations and maintained throughout the hospital.
  2. Assists in construction and remodeling such as demolition duties, removing and replacing floor or wall tiles, painting, dry wall, plastering, framing, and constructing walls, building shelves, tables and other structures according to standards assuring that all safety, fire, electrical, plumbing and building codes are followed.
  3. May assist in scheduled maintenance on major plant equipment such as air handlers, mechanical pumps, compressors, boilers, A/C plants and generators to ensure the safety, quality, and continuity of services. Includes cleaning, maintaining, and lubricating equipment. Assures documentation of maintenance care is updated and readily available.
  4. Assists in daily routine checks on major plant systems to ensure a proper and safe environment for patients and staff. These systems are HVAC, steam, and domestic hot water.
  5. Promotes and practices safety on the job for self, staff, patients, and visitors. Follows department safety plan guidelines, and wears proper personal protective equipment (PPE).
  6. Waters, mows and trims lawns, plants, and trees and removes weeds from the hospital grounds.
  7. Performs snow and ice removal in accordance with safety guidelines. This may include off-hours response for the safety of staff, visitors and patients.
  8. Inspects, repairs and controls watering systems to ensure healthy and pleasing appearance of grounds and other vegetation.
  9. Maintains and repairs flooring throughout facility in accordance with facility standards.
  10. Assists in the housekeeping department as necessary.
Qualifications for Employment

Knowledge of
  • Basic preventative maintenance and repair skills.
  • Safety practices related to maintenance roles.
  • Equipment used for floor care, grounds maintenance, and other tools as necessary.
  • Watering systems.
Skill to
  • Manage tasks with low to moderate supervision and prioritize those of greatest importance.
  • Maintain aesthetically pleasing buildings and grounds.
Ability to
  • Assist with weather-related events, including snow and ice removal, flooding, etc.
  • Respond to off-hours incidents as necessary.

Working Conditions

Work is performed under the following conditions:

This position will be an indoor and outdoor position that may expose the incumbent to weather extremes, including freezing and extremely hot temperatures while working outdoors. This role may involve exposure to infectious diseases, bodily fluids, and unpleasant odors. Work schedule may include rotating shifts, weekends, and holidays.
