Job description

The Technician II is a highly skilled position responsible for various duties associated with keeping a building or structure in excellent condition in terms of visual appeal, function and safety for City staff and residents. The Technician II must possess a varied skill set; they may be expected to handle plumbing, painting, masonry, roofing, HVAC, electrical and many other issues that arise in a building. This is an advanced position and will require extensive knowledge in Facility Maintenance, Facility Construction, Building Codes and ADA Compliance.

ESSENTIAL JOB FUNCTIONS:

Performs general and advance building maintenance, routine inspections of the building’s fire extinguishers, fire alarm systems, event set up and tear down, inspections, repairs and renovation work, including (but not limited to): painting, carpentry, roof repairs, plumbing, electrical, concrete and air conditioning under the supervision of the Facilities Manager.

  1. Ability to take lead, assist and train other Technicians in your area of expertise. Required to cross-train in other trades and skills to meet demands of the City’s assets.
  2. Ability to troubleshoot appliances, electrical, plumbing, HVAC and other building issues. Ability to stay current on building codes and ADA compliance.
  3. Coordinate with contractors and vendors to monitor repairs and maintenance services to buildings and structures.
  4. Perform a variety of routine maintenance tasks on specialized and standard equipment.
  5. Learn, understand and operate the city’s Computerized Maintenance Management Software. Ability to read, write and understand work orders.
  6. Responsible for changing out filters for HVAC and plumbing, Routine maintenance on large Mechanical HVAC Systems, Changing out light bulbs and ballasts, ceiling tiles, make repairs to drywall, painting and replace electrical and plumbing fixtures.
  7. Utilizes bucket trucks and heavy equipment when needed around buildings and facilities.
  8. Assists other departments when needed in tree trimming, road repair, custodial services and sidewalk repair
  9. Maintains a positive and professional attitude toward their respective job and fellow employees.
  10. Operates and performs daily checks on vehicles; i.e. fluid levels, tires, lights, safety equipment and a walk around check for damage. Performs routine heavy equipment inspections and completes checklists.
  11. With approval of the Facilities Maintenance Manager, purchases supplies, materials, equipment and tools required to accomplish work assignments and assists in the evaluation of prospective equipment
  12. Assists in routine clean-up activities
  13. Performs traffic control tasks
  14. Assists with city sponsored events
  15. Performs other duties as requested or assigned by management.
  16. Must be available to work in the event of a disaster to assist with recovery response efforts.

MINIMUM QUALIFICATIONS:
KNOWLEDGE, SKILLS AND ABILITIES:

1. Advanced knowledge of general repair and maintenance techniques to keep buildings, playground equipment and facilities in good repair.

2. Ability to follow oral and written instructions and ability to work independently without supervision.

4. Ability to keep accurate records and reports.

5. Skilled in using related equipment and tools.

6. Ability to work rotating shifts including weekend duty, nightshifts and emergency call in when required.

7. Ability to read and understand blueprints

EDUCATION AND EXPERIENCE:
  1. High school diploma or equivalent from an accredited institution
  2. Five (5) years experience in construction repair or building maintenance
LICENSES, CERTIFICATIONS OR REGISTRATIONS:
  1. Possession of a valid Class “B” CDL is preferred.
  2. Obtain a Work Zone Safety Certification within 1 year of employment.
  3. Local or state-recognized certification or license in one of the following trades (Welding, HVAC, Plumbing, Electrical, Carpentry)
  4. Incumbents of this position are required to pass the Criminal Justice Information Services (CJIS) online security training and background check on a biennial basis.
  5. Incumbents of this position are required to pass the National Incident Management System (NIMS) IS-700 within 30 days of employment and theICS-100 within 60 days of employment.
ESSENTIAL PHYSICAL SKILLS:

Tasks involve the intermittent performance of physically demanding work, typically involving some combination of climbing ladders, reaching, bending, kneeling, crouching, standing and making continuous hand/arm movements. Works at depths (up to 30 feet) and heights (up to 150 feet). May work in strong odors. May also require lifting, carrying, pushing, or pulling of objects and materials weighing 20-50 lbs. Must be available to work night, weekend and holiday shifts. On night, weekend or holiday shifts as assigned, may be required to work alone. On such assignments, within established policies and procedures, incumbents of this class are expected to work with considerable initiative and independent judgment to identify and take corrective action on the more routine problems. Emergency complex problems occurring during such assignments are referred to the Facilities Manager.

ENVIROMENTAL CONDITIONS:

Tasks are performed indoors/outdoors and due to the nature and location of the work, some tasks include the potential for prolonged exposure to disagreeable elements. Noise, heat, humidity, construction materials and inclement weather are some examples.
