Job summary

System One in South Plainfield, NJ is seeking a Facility Technician on a contract-to-hire basis. The role covers maintenance across mechanical, electrical, HVAC, plumbing, refrigeration, and other building systems to keep operations safe, reliable, and efficient.

You will coordinate with outside contractors and respond to planned maintenance and unexpected issues, while maintaining documentation and inventory.

Qualifications

• Experience in facilities maintenance, building systems, industrial maintenance, or related technical environment.
• Strong mechanical and electrical aptitude with demonstrated troubleshooting ability.
• Working knowledge of HVAC, mechanical, electrical, plumbing, and/or related facility systems.
• Ability to read schematics and use standard maintenance and diagnostic tools.
• Basic computer skills, including familiarity with Microsoft Excel.
• Strong communication, teamwork, and problem-solving skills.

Responsibilities

• Operate, maintain, troubleshoot, and perform repairs on mechanical, electrical, plumbing, lighting, and other building systems.
• Support HVAC systems and controls, including chilled water systems, air handlers/AHUs, boilers, heat exchangers, VAV systems, fan coil units, and refrigeration equipment.
• Troubleshoot equipment and electrical systems up to 480VAC using schematics, hand tools, electrical meters, gauges, and common diagnostic or test equipment.
• Complete preventive and corrective maintenance work orders using a computerized maintenance management or work-order system.
• Respond to equipment, building, and facility issues as they arise.
• Maintain mechanical, electrical, and storage areas in a clean, orderly, and safe condition.
• Maintain familiarity with HVAC controls and assist with troubleshooting system performance issues.
• Coordinate with subcontractors and vendors during maintenance, repair, and project activities.
• Help ensure contractors follow applicable facility and safety requirements while onsite.
• Maintain inventory of spare parts, tools, and service equipment.
• Perform general building maintenance as needed, including plumbing, carpentry, and related repairs.
• Maintain required documentation, including work orders, receipts, invoices, and other maintenance records.
• Follow applicable government, state, local, company, and facility policies, procedures, and safety requirements.
• Participate in job-related training and continuous development.
• Respond to after-hours emergencies as required.
• Maintain availability during scheduled holiday and facility shutdown periods as needed.
• Perform additional facilities and maintenance duties as assigned.

Senior - $35+, depending on experience

Hours: Monday through Friday (1st Shift)

The Facility Technician will work across mechanical, electrical, HVAC, plumbing, refrigeration, and other building systems to help maintain safe, reliable, and efficient facility operations. • Previous hands-on experience in facilities maintenance, building systems, industrial maintenance, or a related technical environment.
• Strong mechanical and electrical aptitude with demonstrated troubleshooting ability.
• Working knowledge of HVAC, mechanical, electrical, plumbing, and/or related facility systems.
• Ability to read and utilize schematics and use standard maintenance and diagnostic tools.
• Basic computer skills, including familiarity with Microsoft Excel.
• Strong communication, teamwork, and problem-solving skills.
• Ability to work effectively with internal personnel, contractors, and vendors.
• Ability to work under pressure and respond effectively to time-sensitive equipment or facility issues.
• Ability to lift, push, pull, and/or carry at least 50 pounds.
• Ability to regularly stand, walk, reach, climb, stoop, kneel, crouch, and crawl.
• Ability to meet the visual requirements necessary to safely inspect, troubleshoot, and repair equipment.
