Job summary

CMI is seeking a Project Manager to oversee the coordination of services and performance at a client site in Des Moines, Iowa. The role focuses on facilities management across electrical, mechanical, fire safety, BAS systems, and maintenance, ensuring cost, performance, and schedule targets are met.

The ideal candidate has at least five years of O&M/Facilities Management experience, with supervisory responsibilities and strong communication skills. PMI certification is a plus.

Qualifications

  • Minimum 5 years of O&M/Facilities Management experience and project management/supervisory role.
  • Experience in operation, management, and supervision of building mechanical maintenance for a single federal facility of at least 500,000 square feet.
  • Strong verbal and written communication skills.
  • Project Management Professional certification (PMI) preferred.

  • Coordinate services and performance at CMI’s customer site in Des Moines, IA.
  • Oversee electrical, mechanical, fire protection & safety, BAS systems, service desk operations and maintenance.
  • Manage cost, performance, and schedule requirements; handle service requests and emergencies.
  • Inspect preventive maintenance procedures and train staff; update manuals monthly.
  • Oversee operations, staffing, and performance to meet client guidelines.

Job Description

The Project Manager will manage the overall coordination of services and performance at CMI’s customer site in Des Moines, Iowa.

Key Job Functions
  • Responsible for the areas of: electrical, mechanical, fire protection & safety, BAS systems, service request desk operations and maintenance
  • Responsible for meeting the cost, performance, and schedule requirements throughout the contract execution and manage service requests, emergencies, projects, etc.
  • Responsible for inspecting preventive maintenance procedures, identifying inadequate performance, and training or re‑training personnel on proper procedures, and ensuring that the education and training manual is updated monthly
  • Oversee the operations, staffing and performance, ensuring facility services are delivered that meet or exceed customer guidelines in a high quality, cost effective and timely manner
  • Actively participate in capital improvement plans and projects and assist with the coordination of day‑to‑day operations and client customers
  • Oversee or manage the activities of sub‑contractors, maintenance contracts and personnel to ensure that the work performed meets or exceeds client expectations
  • Measure and evaluate productivity and quality, set standards, measure performance, and develop programs for improvement
  • Partner with vendors to insure a reliable cost‑effective source of supplies, parts, and equipment to meet all deliverables
  • Ensure any required corrective action complies with contract performance
Qualifications
  • High School diploma, BA degree preferred
  • The Project Manager should have at minimum five (5) years of O&M/Facilities Management type experience, as well as project management/supervisory role.
  • Experience must be in the operation, management, and supervision of building mechanical maintenance operations for a singular federal facility of at least 500,000 square feet.
  • Strong verbal and written communication skills
  • Project Management Professional through Project Management Institute preferred
