Facility Maintenance Manager

As the Facility Maintenance Manager, you’ll play a critical leadership role in maintaining and enhancing one of the nation’s leading cultural institutions. You’ll lead a skilled maintenance team, oversee essential building systems, and help ensure our guests, staff, volunteers, and collections experience a safe and welcoming environment every day.

The Facility Maintenance Manager is responsible for the day-to-day leadership and strategic oversight of facility maintenance operations across the organization. This role ensures that buildings, grounds infrastructure, utilities, equipment, and life‑safety systems remain dependable, compliant, and well‑maintained.

By balancing operational excellence with long‑term planning, this position supports organizational goals related to sustainability, safety, emergency preparedness, asset management, and continuous improvement.

What You’ll Do
  • Oversee daily facility maintenance activities, work orders, and preventive maintenance programs.
  • Coordinate staffing, materials, inventory, and resources to support operational needs.
  • Manage and optimize maintenance workflows through asset and work order management systems.
Lead and Develop the Team
  • Hire, train, schedule, coach, and supervise facility maintenance staff.
  • Conduct performance evaluations, establish goals, and support employee development.
  • Foster a culture of accountability, safety, collaboration, and continuous improvement.
Manage Building Systems & Infrastructure
  • Oversee maintenance and repair of HVAC, electrical, plumbing, mechanical, and life‑safety systems.
  • Ensure critical building systems remain reliable, efficient, and compliant with applicable regulations.
  • Support energy efficiency, sustainability, and infrastructure improvement initiatives.
  • Coordinate contractors, service vendors, and specialized maintenance providers.
  • Manage departmental budgets, procurement activities, and maintenance expenditures.
  • Support capital projects, facility upgrades, and operational improvement efforts.
Ensure Safety, Compliance & Organizational Readiness
  • Maintain compliance with safety regulations, operational standards, and maintenance procedures.
  • Support emergency preparedness planning and response activities.
  • Serve as a facilities representative in meetings, projects, and organizational initiatives as assigned.
What You Bring
Required Qualifications
  • High school diploma or GED.
  • 5–7 years of facility maintenance, building operations, or related experience.
  • Minimum 3 years of supervisory or team leadership experience.
  • Experience managing preventive maintenance programs and facility systems.
  • Knowledge of HVAC, electrical, plumbing, mechanical, and building maintenance practices.
  • Experience managing vendors, contractors, and maintenance service providers.
  • Strong leadership, communication, organizational, and problem‑solving skills.
  • Ability to manage multiple priorities, projects, and deadlines.
  • Proficiency with Microsoft Office and maintenance management software.
  • Ability to communicate technical information to both technical and non‑technical audiences.
Preferred Qualifications
  • Bachelor’s degree in Facilities Management, Construction Management, Engineering, or a related field.
  • Experience managing building systems and contractors within a complex organization.
  • OSHA Safety, Lean Six Sigma, and HVACR Certifications.
  • Lift Certification or ability to obtain certification within 90 days.
  • Experience with MaintainX or similar computerized maintenance management systems (CMMS).

Working Conditions: This position works in both indoor and outdoor environments and is regularly exposed to changing weather conditions, temperature extremes, noise, dust, fumes, cleaning agents, mechanical equipment, confined spaces, and varying elevations. Personal protective equipment (PPE) may be required depending on the task. The role includes regular interaction with staff, contractors, volunteers, vendors, and guests. Availability for emergency response and after‑hours support, including evenings, weekends, holidays, and on‑call responsibilities, is required.

Physical Requirements: This role requires frequent standing, walking, bending, stooping, kneeling, crouching, climbing, reaching, and operating maintenance equipment and lifts. The ability to regularly lift and move up to 50 pounds is required. Employees must be comfortable working at heights up to 50 feet and performing work in a variety of indoor and outdoor environments. Visual abilities must include close vision, distance vision, and the ability to distinguish colors. Strong mobility and dexterity are necessary to safely inspect, maintain, and repair facility systems and equipment.
