Job description

PRIMARY FUNCTION:

The Facility Maintenance position maintains the safety, functionality, and condition of facilities, equipment, and building systems. This role performs preventive maintenance, troubleshooting, and repairs across mechanical, electrical, plumbing, structural, and related systems to support efficient operations and compliance with safety standards.

Maintenance Manager

DIRECT SUPERVISION

Not a supervisory position.

KEY AREAS OF RESPONSIBILITY:
  • Use hand and power tools, precision measuring instruments, and electrical testing devices.
  • Perform preventive maintenance to maintain efficient operation and facility condition.
  • Diagnose equipment and building system issues using manuals, drawings, and schematics.
  • Install, maintain, and repair electrical, plumbing, mechanical, and building systems.
  • Inspect motors, drives, belts, filters, and fluid levels using established checklists.
  • Adjust and calibrate equipment and control devices as needed.
  • Repair or replace defective parts and reassemble equipment.
  • Document maintenance and repair activity in Epicor Kinetic.
  • Order or obtain parts, supplies, and equipment through Epicor Kinetic.
  • Maintain specialized equipment in office and cafeteria areas.
  • Build, assemble, or repair office furniture.
  • Plan repair work using blueprints, manuals, and diagrams.
  • Repair building components including roofs, windows, doors, floors, drywall, and related structures.
  • Support grounds maintenance, including landscaping, snow removal, and salting walkways.
  • Perform general building and property cleaning as needed.
  • Coordinate building and grounds contractors.
  • Paint or repair roofs, windows, doors, floors, woodwork, plaster, drywall, or other parts of building structures.
  • Basic commercial carpentry, plumbing, and electrical found in office and warehouse space.
  • Prepare basic repair and replacement cost estimates.
  • Conduct fire extinguisher checks and support other safety inspections.
  • Inspect buildings and grounds and report or correct deficiencies promptly.
REQUIRED KNOWLEDGE, SKILLS & ABILITIES:
  • Two to five years of related experience or an equivalent combination of education and experience.
  • Ability to read and interpret safety rules, operating instructions, maintenance procedures, and technical documents.
  • Ability to prepare routine reports and correspondence and communicate effectively with employees, customers, and vendors.
  • Working knowledge of basic math, geometry, trigonometry, fractions, percentages, ratios, and proportions.
  • Ability to identify problems, gather information, and draw sound conclusions.
  • Ability to interpret technical instructions, diagrams, and schematics.
  • Proficiency with Microsoft Office and tablet-based tools such as iPad.
PHYSICAL DEMANDS:
  • Work is performed in both indoor and outdoor environments, including manufacturing, warehouse, office, and grounds areas.
  • Regular exposure to moving mechanical parts, electrical systems, dust, noise, vibration, temperature changes, and varying weather conditions.
  • Position may require standing, walking, bending, kneeling, climbing ladders, reaching, and lifting materials or equipment for extended periods.
  • Ability to lift and move up to 50 pounds regularly and heavier items with assistance or appropriate equipment.
  • Requires use of personal protective equipment (PPE), including safety glasses, gloves, hearing protection, and safety footwear.
  • Must be able to safely operate maintenance tools, powered equipment, and material handling equipment.
  • Occasional after-hours, weekend, or emergency call-in work may be required to support operational needs.
  • Work may involve exposure to cleaning chemicals, lubricants, paints, and other maintenance-related materials.
