Job summary

C. B. Ragland Company seeks a Facilities Maintenance Technician to support property operations across a mixed-use Nashville portfolio.

You will inspect, report, and coordinate preventive maintenance with the Director of Property Management and Lead Engineer. This role emphasizes strong customer service and professional interaction with tenants. The ideal candidate has 5+ years as a Commercial Building Engineer, strong BAS/HVAC experience, and a valid TN driver’s license.

Qualifications

  • High School Diploma or equivalent required.
  • Five+ years experience as a Commercial Building Engineer.
  • Rotational availability for emergencies at night, weekends and holidays.
  • Experience with Building Automation Systems, Fire Panels, HVAC, electrical distribution and plumbing.
  • Excellent written communication and group presentation abilities.
  • Must have TN driver's license and live within ~25 miles of downtown Nashville.
  • Ability to lift 50 lbs, work with ladders up to 40’, and possess mechanical/electrical aptitude.
  • Must pass drug screening, background and MVR checks.

Responsibilities

  • Walk properties daily to inspect facility issues and report to Property Management.
  • Coordinate routine preventive maintenance on equipment as directed by Lead Engineer/Property Management.
  • Respond to facility issues and coordinate with vendors for resolution.
  • Coordinate with vendors for maintenance and repairs on HVAC, electrical, plumbing systems.
  • Understand and operate BAS (Trane Tracer) and building systems for temperature control and monitoring.
  • Assist HVAC techs and monitor building comfort and operations.
  • Perform general repairs on building components and systems.
  • Investigate repeat tenant calls and report to Property Manager and Lead Engineer.
  • Maintain day porters and keep areas clean and presentable.

Job description

As a Facilities Maintenance Technician you will act as the “face” of the company, providing high quality customer service to Tenants.You will be part of a team responsible for the property operations and maintenance of a mixed-use portfolio of assets in the downtown Nashville area, consisting of retail, restaurant, office, hospitality, parking, and industrial assets.The ideal candidate will be a middle Tennessee resident with strong connections to local MP&E vendors.

Roles and Responsibilities
  • Walk assigned properties daily to inspect for any facility related issues and report to Director of Property Management.
  • Coordinate routine preventive maintenance on all appropriate equipment as directed by the Lead Engineer or Director of Property Management.
  • Act as a first responder for all facility issues, resolve if possible and if support is required, collaborate with Director of Property Management and Lead Engineer to coordinate a response with preferred vendors.
  • Coordinate with preferred vendors to perform general maintenance and repairs on all mechanical, electrical, plumbing and HVAC systems including, but not limited to pumps, chillers, boilers, air compressors and air handling units.
  • Understand Operating BAS (Trane Tracer Building Automation System) for temperature adjustments; parking lot management system, and systems supporting custom features such as lighting and shades.
  • Monitor customer suite temperatures and adjust thermostats and control systems when needed.Assist the HVAC technician with any building related mechanical or maintenance issues when required.
  • Perform general repairs, maintenance and replacement of building components including, but not limited to building fixtures and appliances, plumbing, electrical and A/C controls.
  • Apply well developed knowledge and skills in HVAC distribution and controls to adjust and/or implement corrective actions to resolve work orders.
  • Investigate and monitor repeat customer-related calls and report them to the Property Manager and Lead Engineer.
  • Responsible for monitoring day porters to keep all areas around building clean and presentable.Pick up garbage when necessary. Pressure wash and spot paint as needed.
  • Perform minor leak repairs to roof, windows and doors.
  • Assist contractors with life safety alarm systems and water-based or dry fire protection system shutdowns and testing.
  • Install and repair various types of electrical fixtures including lamp and ballast replacement.
  • Maintain ethical, professional and courteous relations with contractors and tenants.
Qualifications and Education Requirements
  • A minimum of a High School Diploma or equivalent is required.
  • Five or more years experience as a Commercial Building Engineer.
  • Must be available as part of a rotational team for emergency calls at night, weekends, and holidays.
  • Experience with Building Automation Systems, Fire Panels, HVAC, electrical distribution, plumbing systems and other building automation equipment with the ability to challenge outside service vendors assumptions to verify the job is done right the first time.
  • Excellent written communications skills, ability to communicate clearly, and ability to make a group presentation.
  • Must have a valid Tennessee driver’s license, ideal candidate lives within 25 miles of downtown Nashville.
  • Must have ability to lift a minimum of 50 lbs., use ladders up to 40’, possesses mechanical and electrical aptitude and have excellent communication skills in English, both oral and written.
  • Must complete drug screening, background and MVR check
